Ah, I missed that - they've broken up the submission into so many documents on the website. So that would be very similar density to the 'private lands' at SEFC, which have 4.3 FSR of residential.

The Olympic Village (as it has some lower density buildings) lowers the SEFC average a bit as it's only 3.4 FSR of residential overall (and even less if the Salt Building and Community Centre are included in the calculation).

I think you're right about where they're suggesting the road links to Lougheed. Presumably it will have to be rebuilt to create a level section for the junction anyway (with a slightly steeper gradient to the east), so if the location is acceptable to Burnaby's engineers, the clearance under the guideway might be a bit more that it is today?

It would be very cool if they built an underpass from the site with ramps leading up and down to Lougheed Highway like the Hwy 1 HOV ramps!

yeah i dont like what Burnaby wants to do with this section of Lougheeed.

keep it 2+2 lanes, lower speed limits to 50km/h, addition of 2 intersections.

i think Lougheed should have grade separations at key intersections using the natural grades, which could be done. and the highway should be 3+3 with both right + left turn lanes where there isnt grade separation.

7000 Lougheed's public hearing material is also up now: https://www.burnaby.ca/our-city/meet...ublic-hearings (REZ 22-15)

Residential unit totals:
-2753 strata
-537 market rental
-406 non-market rental

Density is exactly the same as 6800 Lougheed; 4.39 FSR residential (including 49% of the C2 zoning) and 5.05 FSR total.





This site also has a new road connecting to lougheed. It's a private road so I assume they can just build to whatever height clearance under the guideway they want. I was already wondering if this was the case for the road at 6800.

I suppose that also allows the private road to become a cul-de-sac.

Indeed.

As someone who definitely cares about aesthetics, it pains me to say that I don't really care at this point. I just want stuff to get built. If we end up looking like Seoul, that's our own fault.

Kind of reminds me of a lot of the stuff being built in Griffintown Montreal. Not horrendous but more ugly than not.

Yay for a mid-rise neighbourhood in Burnaby! Brentwood, Gilmore, Metrotown, Southgate, Lougheed can do their thing with the 60+ storeys.

i think thats on purpose. looking at the Burnaby plan. they have 4 town centres. Metrotown, Brentwood, Lougheed, Edmonds. theyre meant for the tall towers, high density, etc.

then there are the urban villages, where Bainbridge falls into. which is meant for medium, shorter density. i.e. village-esque vs town/city-esque.

Towers with 25 storeys here, definitely not a midrise neighbourhood.
