Even if it won't start for a while (years...) I love seing action on mixed-use projects of this scale. Especially south of the river. With so much in the pipeline, it's easy to forget that a 500 foot tower would be more than twice as tall as anything else in South Austin.

To clarify the update to this project: Instead of all office, it will now be a mixed use project consisting of an undetermined combination of office, hotel and residential.

Hopefully all 4 towers won't be 500 feet each. I'd rather have different heights than a 500 foot plateau where the buildings just blob together.

This project is up for a vote on 3rd and final reading at the 06/05 City Council meeting. There are some updates that just became available. The height has increased to 600' and three towers are specified instead of "two to four." The western side of the tract will be zoned for 600' while the eastern side 500'. Its not clear whether this will be two 600' and one 500' tower or two 500' towers and one 600' tower.

My guess is two 500' office towers of ~643,310 SF of office each and a single, 600' tower with the hotel (513 keys) and residential (897 units). However, after thinking about it, I'm not sure how they would fit 513 hotel rooms and 897 residential units into one 600' tower (on that relatively small plot with two other towers).

This will be interesting to follow...

That configuration would make sense going by the office square footage and key/unit counts listed in the link I posted. That document doesn't make it clear, but the listed office square footage and key/unit counts are the maximum for each use depending on what the final uses are for the project. It was originally proposed as all office. But since the office market collapsed, the 897 RUs and 513 hotel keys were added to the project in lieu of an unspecified amount of the nearly 1.3M Sq Ft of office as it switched to a mixed use project.

Changes I see from the previous proposal are a reduction of about 90k SF of office and the addition of the residential and hotel components.
