Our trains are not 8 carriages but you still can't compare high frequency light rail to BRT.

Yeah, exactly. Once LRT comes out here and these 3 towers are built, a little spike around Bayshore will definitely occur. Which is great, because it is definitely the gateway into the inner city from the 416/407. Can't wait to see these towers go up.

Ferguslea Properties Limited is proposing to infill the subject property at 70 & 80 Woodridge Crescent with two (2) towers of 40 (east tower) and 37 storeys (west tower). The proposed buildings contain between 245-280 units in the west tower and 266-304 units in the east tower for a total between 511 and 584 units. The number of units is dependant on unit sizes and the number of bedrooms. More specific details on unit mix will be contemplated during the Site Plan Control application process.

With regards to parking, 448 underground parking stalls are proposed, in addition to 8 at-grade visitor stalls. The resident parking is split across two underground levels, with a parking ratio between 0.78-0.88 stalls per dwelling (dependant on unit mix). The development proposes 120 bicycle parking stalls between the two buildings. Each building proposes 20 covered at-grade parking stalls and 40 underground stalls.

The proposed development also includes amenity space in the form of a Privately Owned Public Space (POPS) located in the interior of the subject property, between the two buildings. The area is proposed to include a splash pad, public art, and programmed pathways throughout the site. Further, it will connect to the Multi-Use Pathways that links the broader Accora Village and the abutting 100 Bayshore Drive development to the City of Ottawa’s growing network. In total, the proposed development contemplates 3595 square metres of communal amenity space. Community serving commercial uses are also proposed at-grade in the base of the towers.

Would be highly surprised if all of this came to be (art/statue, water feature, landscaped areas, etc). But hey, if they can make it happen I'm all for it. Like the density, the rough design, and proximity to LRT & Bayshore.

I love the height and density going in around Bayshore station!

I'm not sure why you wouldn't put the shorter tower on Woodridge (thought 3 storeys isn't going to make a huge difference.) It also seems like it would make more sense to have the parkspace on Woodridge, away from the highway traffic noise. Unless they plan to add a third tower in the future?

The view coming down the hill from Kanata is going to be so epic with all the highrise development going on in the West end. The Western/River skyline is becoming a thing with all the development planned for Bayshore and Ambleside. If only Lincoln Fields could get some height in it's redevelopment, it would really fill in the gap.

Nada. I drove by a week ago. The station has tonnes of work going on converting from BRT to LRT, but absolutely nothing in the field.

I assumed that this lot and the other are acting as staging for LRT Phase 2, so nothing was going to happen until after phase 2 was done. Kinda looks like it

Nothing yet, but I'd say within the next 5 years we will have a lot going up that will be very good additions to the entrance into the city from the 416, from Barrhaven to Baseline to Bayshore. There is some good height coming in so it will start shaping up well soon.

Hopefully we will catch up with Pickering some day with their new 55 story buildings that are on the way

I think a lot of projects were put on hold due to labour shortages, inflation and interest hikes.

Glad to see this one is still on the developer's radar, but construction won't start until at least Bayshore Station is substantially completed, likely sometime after Stage 2 West opens.

It's too bad they can't plan to have them done around the time the station opens. I'm sure there will be tons of demand anywhere along the lines once it is all done.
