I totally agree with you. This should be a commercial/retail hub at the south end of the Cambie Corridor. I think urban planners here have a rather limited scope in their imagination. Because of this, the limited number of businesses are so spread out and many will eventually suffer or fail in the long run. Our forebears seem to plan the urban fabric better. The older parts of downtown is a good example.

Given how existing retail around the SkyTrain hub is already underutilized, it's easy to argue the opposite: there's more stores than customers. I can personally testify that many residents in the surrounding towers prefer delivery apps.

I think almost 1 million sqft of office / industrial is being proposed to the east of this site, which almost (ALMOST!) makes 68th Ave fully connect E-W.

Not to mention the under construction Marine Landing (8188 Manitoba St) complex at 340,000 sqft of office / industrial. And 86 Marine site. It'll be a Mount Pleasant Industrial area very soon.

5 of those towers hinge on industrial land being rezoned to high density mixed use, which is far from a certainty. I guess we'll have a better idea of the likelihood of that happening after the election.

With the way policy is evolving I'd give a high probability of rezoning being supported. Read this new policy from Metro Vancouver 2050:
"Where Urban Centres and Frequent Transit Development Areas overlap with Employment lands, higher density forms of commercial, light industrial; and only within 200 metres of rapid transit stations, consider residential uses (with an emphasis on affordable, rental units) on upper floors".
Marine Gateway is the archetypal location for this type of rezoning, which would preserve employment lands while providing additional housing. A rezoning has always made sense but the city couldn't move forward without the necessary policy cover. There has also been the risk of creating speculation on industrial land. With the 200M boundary around Skytrain both issues are put to rest.

^ Interesting. That policy does seem like it was written specifically with Marine Gateway in mind.

Since the official groundbreaking back in October work at the site seems to have stalled.



In the background you can see the temporary fencing going up along Marine. Chard is moving forward with their redevelopment of Denny's. Denny's will be closing permanently as of December 26th.

Yeah I figured it would be at least another few months before any cranes went up since they are nowhere close to finishing excavating.

Not so far off. They have 213 parking spaces on 3 levels on the Ash building, and 4 levels on the Cambie building for atotal of 649 co-op and market rental units.
