Almost all site plans are administratively approved. There are a few circumstances where a site plan in an overlay district need approval from the Planning Commission, but they are rare. Site plans never need Council approval, unlike zoning applications.

West Sixth and Rio Grande’s Getting Taller, but Watch That View Corridor!

Either way, our rough estimate puts the tower at anywhere between 585 to 640 feet depending on individual floor height, not as tall as the Independent a few blocks away but still a pretty substantial piece of infill for the district. With record-setting towers like Sixth and Guadalupe rising nearby — also a Kairoi project, you might note, and not the developer’s only effort to push the limits of height in the city — it’s kind of astonishing that a project like this doesn’t represent dramatic change quite the way it used to. 50 floors or so is starting to become downtown’s new normal, even though this tower likely would have set a new height record in the mid-2000s.

With this being next to 5th & West, there's going to be some unique views of these two. Their capitol view corridor side facades will line up next to each other. From 5th & Rio Grande, they'll create a wall diagonally across their block, and from 6th & Rio Grande you'll be able look straight down the face of their facades that front the CVC.

Jesus - we do not need a blank 600' tall elastomeric concrete wall. Unless something is 100% going in next to that wall in the next 5 years its going to be an eyesore the level of the Verizon building in NYC before it got renovated.

The blank west wall is on the edge of the property line. So they apparently expect something tall to be built on the current Dogwood and Concrete Cowboy sites.

Other than Rock Rose I suppose (which is really just West 6th north), West 6th is by far our most generic nightlife district. I do like going there to watch sports and whatnot but in general it won't be missed that much. What I do like on West 6th is all the great patios, hopefully the new retail spaces can maintain that component.. perhaps the CVCs help here? Otherwise I wonder if you start to see the bars move north or west?

Why so much premature worrying about things that will end up not being a big deal?

West 6th will be fine. It's been undergoing changes for years and years now. It has grown a lot. Losing a place or two wouldn't make much of a difference. But it likely won't be losing much of anything.

WTF Icehouse has only existed for a couple of years. That spot was a dumpy Mr Gatti's forever. And an abandoned building for at least a couple years after that. It will essentially be replaced with what should be a higher end restaurant. It's always nice to take in some live music at WTF, but it's mostly closed during the day. The new restaurant could very well be open day and night. All in all, that's not terrible.

I wouldn't fret much over the blank wall either. It surely won't be long before a building goes up to block it. Of the two bars to the west, Concrete Cowboy is a Dallas import that doesn't seem to get all that much foot traffic. Dogwood can get busy, but I imagine they could find another spot nearby if they put in the effort. Even so, a new building there will also likely include retail/bar/restaurant space.

West 6th is mostly dead during the day. There's not much foot traffic during that time. These coming changes could definitely change that. Rather than being downtrodden, I'd welcome the positive possibilities they bring.

Edit: Oh. And the sidewalks over there aren't great to say the least. These new buildings will bring much needed Great Streets treatment to the area.

Stereotype is closed just around the corner. Would be a prime spot to relocate Dogwood or something else.
