Looks like we could be looking at 345 ft and 27 (depending on the version) to 31 floors.

Something unique for the area. Worthy replacement for the rubbish that use to be there.

Says the architect is thinking "outside the box" for this design. What about this over-used design of random facade jut-outs is "outside the box?" If they mean literally it is not a box, then sure. But if they mean it's something new and innovative, then they can fuck off outta here.

Demolition Permits Filed For 686 Lexington Avenue In Midtown East

Plans have yet to be confirmed for the 175,000-square-foot site made up of 13 parcels with frontage on Lexington Avenue and both East 56th and East 57th Streets. There is speculation that ODA Architecture will be responsible for designs with some renderings revealed on architect Eran Chen’s Instagram earlier this year. According to those images, the specs for the development calls for 140,000 to 142,000 square feet of residential condominium space, approximately 5,000 square feet of commercial space, likely in the form of ground-floor retail, and 5,000 to 6,000 square feet of outdoor space. With a floor count of 27 to 31 floors, the building would rise 345 feet high.

This tower, designed by Oda Architecture, is actually on 56th Street, on the opposite end of the same block as 425 Park Avenue. It will also be a little taller than the given height.

Great tower.

I wonder if the developers of the empty lot on 56th and Lex also acquired the old hotel on 57th. That old hotel is decent.

I really want the horrible NE corner of 57th and Lex to come down. It’s disgusting.

This is the crap I’m referring to, along with the little PoS to the east and the adjacent crap to the north on Lex.

The 56th Street tower seems fine, but way too short for the location. Stupid zoning.

Supposedly, there was a plan long ago to develop a twin of the amazing tower on the NW corner. That would have looked amazing.

I believe that Vornado owns a portion of that assemblage, though I don't know who owns the utter eyesore on 57th and Lex. It's unreal that such a heinous POS occupies such a prime spot.

Another PoS in this area that’s a PRIME development site is 460 Park. A 1,000’+ Stern with a seven star hotel, Uber fancy, boutique office space, and over the top condos should rise here.

I wouldn't tan there. Probably would come out with leprosy as a tan.

Slowly 57th is being cleaned up and a lot of these eyesores. In time, they will bite the dust.

Actually, I think that this project might suck if it includes the beautiful townhouses on E 57th. Anyway, Rosen is the brother-in-law of Sapir, who is another total putz.

Billionaires’ Row is about to get even bigger.

Real estate mogul Rotem Rosen’s MRR Capital has filed plans for a 28-story condo building in the famous corridor, according to Crain’s.

According to the plans, the building at 126 East 57th Street will consist of 145 condo units, all of which will be sold at market rate. The building will stand 346 feet tall and span approximately 205,000 square feet. Demolition at the site has begun, but there is no timeline estimate for construction. ODA is the architect of record.

A partnership led by Rosen and Israeli developer Zahi Hagag purchased a 13-parcel assemblage, including the development site and other properties stretching down Lexington Avenue toward East 56th Street, for $103.7 million in April 2019. The seller was Turkish development firm Kiska Development. At the time, it was clear that Rosen and his partners were planning on building a new residential tower.



On Billionaires’ Row, the condo building will face plenty of competition to lock in buyers, who have no shortage of options. Vornado’s 220 Central Park South and Extell Development’s One57 are both in the neighborhood. Macklowe Properties’ 432 Park Avenue is even closer, just a block away from the development site.

The development could be a welcome distraction for Rosen, who is in a protracted legal fight with Alex Sapir over the estate of Rosen’s former father-in-law, Tamir Sapir.

Court filings over development depict a drawn-out negotiation to nowhere

Already this year, blue-chip developers have battled holdout tenants and holdout sellers — but how about a holdout neighbor?

MRR Development, the firm founded by Anand Mahindra, Rotem Rosen and Jerry Rotonda, has spent four years and nearly $100 million building a 10-lot assemblage on the corner on Lexington Avenue between East 56th and 57th streets. But before it can join the glass giants of Billionaires Row, the developer needs access to a squat building on the western edge of its assemblage, 124 East 57th Street.

That building owner isn’t playing ball, according to a request for entry filed with the New York State Supreme Court.

For a project like MRR’s 28-story, ODA Architecture-designed development, New York’s building code requires a pre-construction survey documenting the condition of all adjacent buildings. The firm will also need temporary access to its neighbor’s building to install netting and building protections to keep it and passersby safe during construction. The city won’t allow MRR to move forward on its project without these protections, and according to court filings, the neighbor has been anything but neighborly.


After months of fruitless negotiations, MRR is now asking the court to grant it access to the neighbor’s structure so it can conduct its pre-construction survey and get building.

Filings depict a numbingly repetitive negotiation between the two buildings that reads like something out of the movie “Groundhog’s Day.” As the lawyers for each building owner negotiated the terms of an access agreement, MRR’s attorney repeatedly asked for his counterpart’s input. But according to an email thread shared in the lawsuit, he heard nothing back.

In one instance, the developer’s lawyer sought comment on a draft agreement four different times between April 4 and April 19. The wait dragged on a month more as Bension DeFunis, in-house council for Solil Management working as the neighbor’s attorney, cited Passover and an emergency for the delays. DeFunis finally sent his comments on May 19.


“You have simply wholesale rejected nearly 100% of Project Owner’s edits,” wrote Eric Thorsen, an attorney from Quinn McCabe representing MRR, in a letter to DeFunis. “The edits you have made are nothing more than a reversion to your initial draft, with no substantive progress, and in certain respects backwards progress.”
