Even a hotel event space on the highest hotel level in the podium would probably be a draw for events.

I recall seeing on one of those reality shows a couple searching for a wedding venue and the Bisha Hotel in Toronto
has an event space on the 43rd floor in the tower.

I think the hotel rooms are in the base, then there are condos to 42nd floor, and the restaurant and event space at the top of the tower -
so not an unthinkable stacking plan.

Exactly! There are so many venues now in Toronto for that. Here in Vancouver we have perfect views for such venues but yet it seems really strange no one is jumping onto providing such a place: would be a hit!

Coincidentally, the 40-odd floors of Shangri-la at the Shard London also has a few pretty nice venues. The Gherkin, Skygarden and even the Tate Modern museum all have top-floor viewing restaurants, lounges or cafes. Lots of choices there.

The usual concern is about security and sharing elevators.
Of course the solution is to dedicate hotel elevators that go to the top
(taking up valuable space and adding to construction costs).

The Hyatt Regency at Royal Centre used to have an exterior glass elevator up the Burrard side of the hotel to the event space at the top.
It has not worked in years I don't think.

Just a heads up guys this tower is actually 154.5m to its architectural tip, 146.3 is the height to the top of structure.

I think it's a decent start but needs a lot more design refinement, which is to be expected at a rezoning stage.

That support was likely instrumental in the changes the application has undergone. Probably the most noticeable is the addition of 4 floors, which was permitted as the tower does not penetrate any view cones or cast shadows on prohibited areas. This extra height has increased the flat iron appearance, improving the look of the design and its public art, which we now have a better understanding of.

What's "schizo to the max" about this tower? The mosaic is very well done. Neutral colours that all work well together, and fits with the rest of the tower. And it's a mostly black tower, giving the skyline some badly needed contrast. One of the nicer looking towers to come along in a while.

I can't tell which way the mosaic part of the tower faces. I'm hoping south because that's where the skyline could use the most improvement.

It's the Burrard and Davie sides that are a bit busy.
On the Burrard side at the top and base are square areas with diagonals to create a prism effect (the scale of which doesn't relate to anything else on the tower). Together with the window grid on at the top - it appears clunky.
The Burrard facade curves inward towards the base.
The Davie facade narrows to the base and twists.
The screen at the top isn't really integral to the design, it just shields a typical mechanical penthouse which remains visible on the Burrard side.

The west side is the best side of the tower.

Does it really matter that one part does not relate well to the other part? Or it may look like a jumbled mess? Some of the greatest pieces of artwork use these techniques. This is a fairly conservative design if you ask me.
