So does anyone know why the building to the right in the proposed renewal drawing was reduced by a whole floor? I am baffled by this - at no place anywhere else in gore park have I ever found evidence of it - it's bizarre- was the top floor ruined somehow and they had to remove it?

So I just realized that this restoration is going to involve another sign coming off a building that won't be going back up - sad.

Projects like this one are why I'm glad CoreUrban didn't win the pier 8 bid. We need them downtown.

Ah okay, now I get it - I thought I recognised that (proposed) building. I'd still prefer they worked with what they have ie the ca 1950s building but, yeah, I'm pretty happy with anything CoreUrban has in mind, really.

Tbh the design is PRETTY CLOSE to the circa 1950s building - probably as close as you're gonna get in this modern age.

Agreed. I am super excited to see how pier 8 pans out though as it's not often you get to build up an entire huge plot of land like that all at once and make all the buildings as a result the same uniform style.

I am also excited to finally be able to walk through this area, as it has been sealed off to the public for so long and was just a sea of pavement and ugly shacks. It will be beautiful when the tall ships come in and it's all developed - great for people who live there too and can watch from their balconies and rooftops.

Also as an artist I am looking forward to maybe showcasing some of my work down there

Shame about the loan store, but I won't shed a tear about the Salvation Army relocating. The current store is trashy.

Both should be gone. The downtown core does not need CashMoney. But I'm not surprised that the building owner hasn't terminated their lease: a tenant with deep pockets means dependable cashflow.

what ability would they have to terminate the lease? I mean, they can buy them out but it's like a contract, break it early and you pay liquidated damages.

as long as they are paying rent, I am sure Core Urban will use the income to help fund the reno - still lots of places for them to migrate when their term is up.

Makes sense, but I would rather see less Pay Day loan stores like Cash Money in the core and more businesses that serve a wider range of people. These Pay Day stores are all over Downtown... It sucks. If they really wanted to start from scratch, they could've paid them out the remainder of their lease for the space. They probably didn't want to deal with doing that.

^ This. But at least payday loan companies have location restrictions for new stores in Hamilton. I'm concerned that this one will be allowed to relocate in the neighbourhood. As I remember there is a cap of 15 stores in the city, and a separation rule. Existing were grandfathered in (i.e. allowed to stay in place).

Hopefully this one is not deemed to be an "existing but relocating" store.
