WOW!!! I love this!! Amazing design. So unique.
And if I'm counting my floors correctly, it's mostly 12 stories with a 21-storey tower on the west side... the lobbies all look to be 2-storey's in height.

Retail, great massing, great materials. I absolutely love this.

The lower portion is 10 and the tower is 18.

I like it! The glass stairs reminds me a bit of McMaster hospital.

I like this. Much better than the original proposal (this will age better too) and also better than the second one though they're close in design.

looking more closely I'm seeing some interesting massing.

The first two pics show 12 and 20 storey buildings with extra tall upper floors.
The 7th pic shows a nice 15 storey section I'm presuming somewhere in the middle??
Looks like some 9-storey frontages facing the rear residential street, gradually terracing up towards Main Street.

This is really a great design and great use of land along that giant empty slab of land on Main. Love the LRT train gliding in the pic too!

This is essentially the exact same design as the ones above with the red brick. Though it is nice to see the other side and better quality renders. I did like the red brick, or a dark brick. Light brick won't look as good in my opinion.

Agree, love the design, but would prefer a dark brick.

I fall in the opposite category...I'm a fan of the light colour scheme. I suspect they are trying to ease the 'imposing' factor by not having this a dark, hulking building. Plus I'm a fan of lighter colour buildings in general in Hamilton since we have a ton of dark builds already.

I did a very quick Photoshop to see what it would like with a darker brick:

Personal preference would be a darker cladding, but I want this project built regardless of cladding colour!

I would actually love to see a combination of the real render and yours now I think that would really make an impression!

Damn, we're better at designing buildings than actually designers.

Updated proposal submitted:

Quote:
McMaster has submitted its final proposal to the city for its first ever off-campus student residence — a multistorey building with close to 1,373 beds located across the street from the university.

The university says it has altered the design of the Main Street West development based on community feedback, with the latest proposal scaling back the western wing from 18 to 15 storeys, the Main Street frontage from 13 to 10 storeys and the Dalewood Avenue section from 10 to 8 storeys.

The city has also received a formal consultation application for McMaster's proposed off-campus graduate residence, which would house 600 students on the southwest corner of Bay Street South and King Street West where there is currently a parking lot.

My favourite talking points:

Quote:
Over the past couple years, the project has been met with some neighbourhood opposition, including from the Ainslie Wood/Westdale Community Association, which supports high-density student housing but says the plan is too much for the site.
Quote:
The Ainslie Wood/Westdale Community Association is not opposed to the university building a residence at the site, but the group believes what's being proposed is "too much" and "too high" for the location, said vice-president of the board of directors Kenneth Moyle.
It's only 15 storeys right along the LRT line. Right at the university. Frankly 18 was perfectly appropriate (IMHO) but McMaster tried to meet the community in the middle at 15. Still too much for them to bear though, apparently.

Given that Mac just submitted these changes, the Ainslie Wood folks were probably commenting on the previous version. Though I doubt these changes may be enough to appease some of them.

The latest proposed version should give it similar scale to the hospital, right next door. I think Mac has done an exemplary job trying to be a good neighbour, especially with the setback along Dalewood and Traymore (which must be the angle of the render provided in the story)... hopefully it's an acceptable compromise.

Probably unaffected. From what I've heard it's mostly international school (Columbia College) students in that building.
