This is nice ... Wouldn't want these all over downtown ...looks like it's better suited for plains road or Upper Middle lol ... But a few here and there in the smaller neighbourhoods (Corktown... Locke st) will do

Some nice, unexpected news - Effort Trust is looking to increase the scale of this proposal "in response to Councils direction to intensify within the existing Urban Boundary."

No new renders or plans, just a letter on the agenda from yesterday's Planning Committee meeting asking for permission to submit a Minor Variance application, which council must okay otherwise they're prohibited from seeking a variance within two years of a ZBLA under provincial legislation.

3 and 10 storeys --> 3 and 14 storeys

73 apartment units and 6 townhome units --> 99 apartment units and 6 townhome units

No change in the number of parking stalls, which means that the additional units would lower the ratio from 0.65 per unit to 0.48 per unit.

Given the Corktown Plaza developer's failure to include a grocery store, could the footprint of this building justify a small urban grocer if the developer saw the opportunity to secure a long-term, stable tenant?

It's too small, I believe. There isn't any commercial proposed here of any size either.

Doesn't look terrible but the scale is kinda disappointing. Should be at least 10 floors taller.

I live one street over, I like this latest render. The increased height and density is welcome. Gets my stamp of approval. One of the bigger neighbouring proposals MUST include a small grocer though!!!

Yeah I wasn't super thrilled with the original renders.. although this just feels like more of the same ransom stuff thrown together - at least its got the illusion of stone lintels - but these renders REALLY need to show where the ventilation comes out of the buildings - all those nice clean unblemished walls are always marred by vent grates punched in at intervals, never factored into the design..

still the colours are unassuming enough and it's an ok enough build, and I think everyone is frankly tired of having the height arguments - the height suits this neighbourhood fine. Not everything has to be a skyscraper.

Nothing really exceptional about this proposal but it fits in nicely with its surroundings. The scale seems appropriate.

This is trying too hard. Needs to be simplified. Keep the brick, remove those black frames unless they go all around. It looks acceptable on the shorter part, but not on the tower. Especially because they aren’t aligned.

I didn't realize roadwork was happening down the road. That makes sense because I just noticed an asphalt stamper attached to one of the backhoes.

There's been a lot of work recently done, which I would guess was repairing pipes burst from the freeze-thaw of this winter.

Drove slowly over road cuts on Cannon and Main just yesterday... very new ones that had yet to be brought up to the level of the street pavement (such as it is on Main... to me that street feels like off-roading would be, especially east of downtown)

24 storeys isn't "out of place" with the Oakland Square twins across the street topping 20, but I think I liked the original concept the best (though a slightly taller tower makes sense; I liked the townhouse units, though they were relatively few in number).

This now feels like squeezing in more units because the developer probably can.
