96 Ridout St is a new condo residence that will enhance the vibrancy of this renowned neighbourhood. This is a 10-year outdated rendering from the planning approvals that showed a 22 storey building and has since been revised to 18 storeys. New renderings will be available soon.

I hope Tricar sues the pants off the city. Whether you like the design of the building or not is irrelevant, there is NO way this should have taken this long and then after Tricar spends all this money in design and fees and the city simply ignores them is scandalous. This odea that London is lacking staff is also a flat out lie of an excuse. Hundreds of building permits have been authorized by the city within this time frame.

Tricar played by the rules and then the City ignores them but still wants to keep all the money. This is yet another example of why we have a housing shortage.

Tricar was able to get building permits for their Westdel condos in the time this has been sitting on a desk. As I recall there was a lot of Nimby's against the original zoning application for a 22s which they reduced to 18s. The fact this is now going to cost tax payers legal fees to go to court is inexcusable. Sadly we won't get any answers now while this is going thru the legal system from either staff or politicians. Something definitely smells fishy on this file.

Looks like a building permit was issued to Tricar in November 2023.

Guess it took a lawsuit to light a fire in the City Planning Dept to get the building permit issued.

Here is some great news on this project from today's LFP article

Looks like construction will start after Tricar finishes their Masonville project.

An 18-storey residential tower will rise, after all, from what’s now an open pit on Ridout Street after the developer struck a deal with city hall avoiding legal action.

Tricar Group had sued the city over delays in development permits, but a changing of the guard in the city’s planning department has resulted in speedier approvals, ending the lawsuit and construction on the 160-unit tower will begin in the fall, said Adam Carapella, its vice-president of operations.

Tricar work crews will soon complete a tower in north London’s Masonville area, before moving to the 96 Ridout St. site south of Horton Street to begin work.

In 2023, Tricar sought damages for what they claimed were years-long delays in approval for the Ridout Street site. The lawsuit claimed three years after a permit was applied for in May 2021, it was not approved. Tricar also paid development fees and the permit was still not issued.

In 2022 Scott Mathers was appointed deputy city manager, planning and economic development.

“We now have a great relationship with the city,” Carapella said.

The tower will feature one- and two-bedroom condominiums for sale, anywhere from 800 to 1,600 square feet. The first three floors of the building will feature brownstone-style structures.

This says a lot and is a sad indictment of the planning department that held this up. It took a changing of the guard to get this thru and a lawsuit.

96 Ridout Street South... it's on the east side of Ridout just north of Grand Ave

Tricar has some heavy equipment now on site working on the pit they started digging a couple of years ago for this project.

They have put some temp pavement along the Ridout St side likely for construction equipment and excavation work is underway.

Tricar has updated their website and this project now has a name: The Mayfair. Not really any other new information but it looks like this is their next project to be u/c.
