This is going to the city's development permit board soon (Oct 19th meeting):

89 NELSON STREET – DE419255 – ZONE CD-1 (COMPLETE APPLICATION
...
To develop this site with a 29 storey mixed use building consisting of one level of retail use and 28 storeys of residential use containing 588 dwelling units over four levels of underground parking having vehicular access from Expo Boulevard.

I sure hope the development board doesn't dumb it down. It's raaather sexy. (In the abstract sense of course)

I wonder what's going into this building other than residential units. It looks more like a office building then a residential condominium.

retail at grade...the rest is residential 588 units as stated above

Again, I have to state that I love this structure and its retail element. If this building looks like an office tower, even better.

Too bad the area is deemed mostly residential in the OCP, and developers can't seem to know how to make any cash beyond the realm of residential developments. Would love to have a purely commercial district in a new area downtown. Throw in a couple of office blocks and retail podium would complement the ongoing Casino/hotel development nicely. Should disperse the working "suit" people all over downtown and not just in the CBD.

There is a new sign that has gone up on the site with this aerial image. I had not noticed before that the new design is included in this rendering. Also One Pacific is included, but not the casino.

It will be one massive building for sure!

Interesting to note that they put grass over the vacant per-redevelopment land in SEFC.

Interesting render. Is One Pacific really that short?

- No casino
- Grass as mentioned (but ends really awkwardly near the bridge)
- NEFC looks more interesting - Cirque show is on?
- Concert site at OV is still a parking lot

The aerial has been taken maybe around 2013. The Mark is still under construction.

The Arc will only be 29 storeys.

I can't recall if Landmark 33 is 33 true storeys - but assuming it is, the render may be close.
The Arc site is a bit downhill from Landmark 33.

Ugh - "lighten the colour palette" is code for "we want beige".

i didn't think the udp dealt with the colour of buildings. Why don't they like anything dark

I have a feeling this is going to get watered down, when the developer opts for something that guarantees a no-fuss approval.

To maintain the same density. it's not easy for the building to have a non-looming structure without it going taller.

Don't get why they dislike darker hues too. The entire Yaletown and Stadium areas are already awashed in seafoam green.

I like the panel suggestion on improving the retail base. Wish they can increase the height of the CRUs, but then I guess that would mean sacrificing residential space above due to the damn viewcone.
