I liked the two tower alignment best. This new design looks off balance.

imo, i think the rendering of the project, which is next to the one shown last, is the nicest and most impressive. i don't understand the idea of a 20 story to 30 story building being an iconic building, as there are buildings down town which are virtually the same ht., not to mention clark tower and the other eastern corridor buildings, even the metro buildings in tunica county. 5 to 600 ft seems to be reasonable for a mixed use tower, and it would be more like the vision mr. carlisle has discussed each time he has spoken of the project.

btw, are there plans for the second horizon tower to be erected? i believe that the article in june noted that the present construction would be finished, and then the second tower would be built nearer to the south main district. anyone know?

Carlisle Corp. unveils plans for 300-room hotel Downtown
The Commercial Appeal
February 3, 2015

(The Commercial Appeal)

Quote:
Plans are taking shape for a pair of towers including a 30-story skyscraper and hotel that could dramatically boost Downtown’s skyline and convention trade.
Quote:
One Beale is a revision of the original $186 million One Beale project announced in 2007. That mixture of condominium, hotel and office space on the south side of Beale was supposed to overlook Riverside and the river.
Quote:
Carlisle hasn’t officially applied for public incentives for the new One Beale, but a presentation is scheduled Tuesday before the Center City Revenue Finance Corp., the Downtown Memphis Commission arm that approves property tax freezes.
Quote:
A Center City agenda says One Beale LLC will present a conceptual proposal that includes 40,000 square feet of retail and hotel meeting space, 20,000 square feet of top-tier office space and an 800-space parking garage. The taller of two towers would be 30 stories.

1972 called, and they want their tower back.

Come on Memphis, I know you're desperate for a new skyscraper, but you're better than this!

I'm definitely not going to complain for an all glass tower to bring the skyline back to 2015. The tallest tower right now is from the 60s and is showing it's age. I like the design, much better than the first one with the ugly hourglass shape.

Am I the only one that likes the new design? Haha guess so.

I don't know what it was about the old one...I think the hourglass shape could have been played out better. Maybe it's the orange at the base that throws it all off for me...

Not just Memphia. Outside of the top most expensive cities with mandatory Starchitects like NYC, Wash DC, San Francisco, LA, Chicago and Miami, you're average mid sized non-coastal city from Pittsburgh to Memphis, to Indianapolis, to Tulsa etc propose one "skyline changing" rendering which then devolves 1st of 2nd or more times due to developer "Value Engineering" , aka cost cutting manuevers until it's plain box.

Downtown Board approves incentives for One Beale project

One Beale is even closer to becoming a reality! This is a huge step for Memphis. Maybe we can finally have a new "tallest building." If built, One Beale will be the tallest building to be built in Memphis since 1965; that was almost 50 years ago. If this building is built, I see even more skyscraper proposals for Memphis.

I'm looking forward to seeing something materialize here. I don't see One Beale spurring any future high rise development, but it should bring a bit more attention to South Main and the westernmost portion of Beale. I'm a bit concerned about financing, but I don't think there's a threat to the project overall, just height and scale.

How is it at street level? I hope it actually contributes to the fabric of the surrounding neighborhood rather than fencing itself off into isolation like a prison like that horrific Horizon Tower development.

I'm not for sure if they've released renderings showing anything at street level in detail, but I think at least at one point ground (and maybe second) level retail in the form of restaurants was the plan, so I assume it would be pretty good. Golden opportunity to charge fairly high rents for restaurants or retail right there on Beale near the Orpheum and at the door to South Main. Let's hope so anyways.

One Beale deal includes $10 million loan for parking garage

Although final plans for the garage have not been finalized, it is expected to be a five-story garage of about 544 spaces, which will cost about $15 million.
The garage is meant not only to serve One Beale but also Tom Lee Park and Beale Street Landing, as well as to entice future development.

The former Horizon project certainly looks disconnected from the ground as it sits behind the garage and gates; however, for the neighborhood its in, and leaning against some major highway/street corridors, it isn't entirely a loss. They can certainly reconnect the ground with the environment later on if the area becomes more pedestrian oriented.

One Beale developer considers adding third tower to Downtown site

Quote:
New plans would put a 12-story office building beside a 22-story hotel and separate 30-story apartment tower, all built on a larger garage, said Chance Carlisle, vice president of the Memphis firm.
