Architects are really outdoing themselves these days to come up with designs that manage to be both boxy and disjointed. Why is it so hard for them to make something graceful? (Or should I ask: why does our culture have such trouble doing anything gracefully these days?)

New Look: 250 Ashland Place, Downtown Brooklyn

We’ve already seen a few renderings of 250 Ashland Place, a 52-story mixed-income tower soon to rise in downtown Brooklyn, but YIMBY’s come across another image, this one depicting the building’s south façade, as it will be seen from Lafayette Avenue.

The light brick façade will still have floor-to-ceiling windows, but without the irregular pattern of the Ashland Avenue face. Luckily it maintains the clean look of the other released renderings, with no unsightly PTACs below the windows.

The project was given the final go-ahead in December, when the Gotham Organization and DT Salazar Inc. closed on $278 million in financing for the tower.

Designed by FXFowle, 282 of the 586 units – ranging from one- to three-bedrooms – will be let at below-market rates. (The income brackets for the “affordable” units will max out at between around $50,000 and $140,000 for families of four, with no very low income or supportive units included.) There will also be 8,000 square feet of office space and 10,200 square feet of retail facing Fulton Street.

Groundbreaking was earlier this year, and upon completion, the tower will stand among the tallest in Brooklyn, rising 568 feet to its roof.

Crews are up there working hard to build the Gotham Organization's rental-apartment tower, which will be called the Ashland. Readers will remember this development site as 598 Fulton St. The developer is now using 250 Ashland Place as its address.

The designer is FXFOWLE Architects.

The 586 unit-building will be 52 stories tall, a spokeswoman for the developer confirmed. Nearly 50% of the apartments will be affordable-housing units, and there will be 10,800 square feet of retail space and 8,000 square feet of office space for cultural institutions, as we previously reported.

Slowly but surely, the skyline of Downtown Brooklyn is becoming even more tower-filled. The Brooklyn Daily Eagle reports that 250 Ashland Place, the 568-foot-tall tower that will rise above the neighborhood, has topped out, and YIMBY notes that cladding is moving along at a brisk pace as well. The building is one of the anchors of what's been dubbed the BAM Cultural District, and will have more than 500 apartments (many of them affordable) when it's ready for residents. Construction is expected to be done by 2016, and at this rate, that may actually be feasible.

...cladding has almost entirely sealed the 568-foot building's volume. The tower crane has been removed and interior work is progressing in anticipation of occupancy later this year.

I quite like it. Simple, but the angles really help it. Also, the facade really is coming along well.

It’s been quite a week to up your chances of snagging an affordable apartment in the city, with housing lottery applications being accepted for 175 West 60th Street, PS 186, EŌS, and 149 Kent Avenue. Now in booming Downtown Brooklyn, near BAM in the Brooklyn Cultural District, the Ashland at 250 Ashland Place has kicked off its lottery process, offering 282 below market-rate apartments, according to the NYC HDC. Unlike many of the recent launches, aimed towards low-income households, the Ashland is geared towards middle-income applicants earning between $28,835 for single individuals up to $200,400 for a family of six. Those who fall within the income guidelines have the opportunity to pay rents ranging from $801 for studios to $3,649 for three-bedroom units.
