Brooklyn’s cradle of hustle and bustle is turning into a must-see spot for world travelers. Four Downtown hotels are under construction and another three are on tap. Add them to the three hotels on Duffield Street and the New York Marriott at the Brooklyn Bridge on Adams Street, and tourists will soon be spoiled for choice with more than 2,000 Downtown hotel rooms to plunk their bags and keisters in.

“Downtown is becoming its own destination,” said Alan Washington, the Downtown Brooklyn Partnership’s director of real estate and planning.

One standout guesthouse is VOS Hospitality’s new Marriott Autograph, already under way at the corner of Rockwell Place and Lafayette Street. The 29-story, 201-room tower is primed to cut a striking figure in the skyline while complementing the area’s chic boutiques.

The arrival of hoteliers signals the beginning of a new era of Downtown hospitality, a VOS executive said.

“Brooklyn has been under-served by hotels for a long time,” said Mitch Garrett, vice president of acquisition and development.

“We saw the potential in the area.”

This is not 95 rockwell place, this is former self storage across the street being renovated into condos, no demo. 95 rockwell is across the street

New Brooklyn Hotel Project Looks to Tap EB-5 Funding for Construction

The pair of developers building a new hotel in Brooklyn are turning to foreigners hoping to immigrate to the U.S. for funding.

VOS Hospitality and Second Development Services, the pair of companies behind the planned BKLN Autograph hotel, have engaged George Washington Immigrant Group to find $36 million in EB-5 financing for the project, Commercial Observer can first report.

The deal type refers to a U.S. program that offers immigration visas to foreigners who reach for their wallets to support qualifying business ventures and investments in America. In exchange for investing $1 million in a commercial enterprise that will create at least 10 American jobs, the foreign backer is invited to take up legal residence in the U.S. (In areas designated as high-priority for job creation, the minimum investment is $500,000.)

The hotel, set to rise at 95 Rockwell Place in Downtown Brooklyn, will be housed in a 29-story tower with 201 rooms. Construction is set to begin later this year on the project, which will also include meeting spaces, a restaurant and a fitness center with a rock-climbing wall.

“This project presents a unique opportunity to bring an upscale hotel property in close proximity to New York cultural and entertainment institutions,” Steven Anapoell, a managing partner at George Washington, said in a statement. The EB-5 arranger’s founder, Evan Stoopler, is also at work on the deal.

The neighborhoods of Brooklyn closest to Lower Manhattan have already seen a deluge of lodging development, but the BKLN Autograph will nonetheless “fulfill an unmet need,” James Vosotas, VOS Hospitality’s CEO, said in prepared remarks, which noted the full-service project’s proximity to the Brooklyn Academy of Music and the borough’s arts scene.

Thomas Lesser, an architect who has built giant physics-defying buildings in China, the Middle East and elsewhere in New York City, is drawing up plans for the hotel, and Wilson Associates is responsible for the interior design.

Permits Filed For 38-Story Tower At 95 Rockwell Place In Fort Greene, Brooklyn

Permits have been filed for a 38-story mixed-use tower at 95 Rockwell Place in Fort Greene, Brooklyn. Located between Lafayette Avenue and Fulton Street, the interior lot is in walking distance of the Atlantic Avenue -Barclays Center subway station, serviced by the 2, 3, 4, 5, B, D, N, Q, R, and LIRR trains at Atlantic Terminal. Charney Companies is listed as the owner behind the applications.

The proposed 418-foot-tall development will yield 167,679 square feet, with 135,111 square feet designated for residential space and 32,568 square feet for commercial space. The building will have 158 residences, most likely rentals based on the average unit scope of 855 square feet. The concrete-based structure will also have a cellar.

Fogarty Finger is listed as the architect of record.

Demolition permits were filed in August for the five-story building on the site. An estimated completion date has not been announced.

"We view this as a great opportunity," said Rosie Tilley, head of development at Charney.

The transit upgrades would be privately funded by the developer and not rely on any tax dollars or money from the MTA. Tilley declined to provide a price tag for the project.
