That would seem a little close to the one planned for Hunt Club Road between Merivale and Prince of Wales. Perhaps they decided to locate closer to the 417.

I'm not sure which adjascent lot they plan to expand into, but if it's the one at the rear, and they're able to go taller than the Fat Tuesday's/Fish Market building, they could aim it to have the view of the Peace Tower up from York Street, which is in fact quite a nice one.

This is very true. I used to live on York. It's pretty much in line with the Peace Tower.

But I think they won't worry too much about real background in their shots. It's easy nowadays to just park a camera with the view you want and pipe in the live background shot to the studio on a large screen. It also allows you to use the studio for a number of other purposes too.

1500 Merivale Road (also known as 1366 Baseline Road and 1490 Merivale Road).

Applicant’s Proposal
A Site Plan Control application to construct five mixed-use buildings between nine storeys and 11-storeys in height. The development is proposed to contain a total of 1,967 residential units and 1,129m² of commercial space. A 6,572m² public park is proposed adjacent to Merivale Road.

Proposal Details
The site is located on the “Merivale Triangle” and is an irregularly shaped parcel bounded by Merivale Road, Clyde Avenue, Baseline Road, and the grocery store site.

The subject lands are zoned Arterial Mainstreet subzone 10 with site specific exception 2217 and permits heights up to 34m (AM10(2217) H34). The zone permits a broad range of uses including retail, service commercial, offices, residential and institutional uses in mixed-use buildings or side by side in separate buildings in areas designated Arterial Mainstreet in the Official Plan.

The proposed development includes the phased development of five (5) mid-rise to high-rise mixed-use buildings between nine-storeys and 11-storeys. The development is proposed to contain a total of 1,967 residential units, including a range of unit types from studio to three-bedroom units. Approximately 1,129m² of commercial space is proposed at-grade, generally fronting each corridor. A total of 2,008 vehicle parking spaces are proposed within two levels of underground parking, with 1,869 spaces allocated for resident use. A total of 1,686 bicycle parking spaces are proposed. The development includes a series of landscaped and amenity spaces connecting through the site and framed by two long “ribbon buildings”. A 6,572m² park space is proposed to be dedicated to the City.

Reminds me of Agora in Gatineau's Plateau District, but bigger and without the active commercial core.

I suppose there's no need for more commercial space in that part of the city, although a cafe or restaurant in part of the public space wouldn't be unwelcome. Especially if it's away from the road and bit quieter, it might actually be nice to site outside.

I don't live in the area - but I'm sure the public space and the MUP running through it will be a well used shortcut. It should be much nicer than the miserable stroadiness(©) of Clyde and Merivale

The renders remind me of this building at Wellington and Irving.

Some fresh white panelling in such a way could look pretty slick if done right.

I just noticed the site place shows 5 phases. You must be kidding me right? Building them 1 at a time. What a massive headache that would be for an early buyer. Congrats! You now live in a perpetual job site for 10 years. Enjoy wiping dust off your patio furniture every day as your child advances all the way through grade school!

Ottawa seems to artificially constrict housing supply. We have about something like 15k? people moving here a year and we will build this out one at a time? Supply aside it just seems like a massive headache for anyone wanting to live there early on.

Edit : Rendering wasn't made by the city after all.

The city made this rendering to show what the intersection could look like in the future. The rendering sure shows a higher density level than this proposed project. I wonder if the city could decline this project for not being dense enough, considering the proximity to the future Baseline transitway.

That image wasn't done by the city. It was done by Fotenn on behalf of GOHBA to try and show the city what sort of density would have been needed to accommodate 100% intensification and no expansion of the urban boundary.

I stand corrected. Still, I would like to see more density on a corner where there won't be anyone to oppose taller buildings and considering the future Baseline BRT.

If this was next to LRT, then yes I would agree.

But this is next to Baseline "supposed/hopefully one day" BRT. So I'm not sure we should be mandating higher density when we're not all that confident on the BRT timeline.

This project coupled with the other 2 at that Clyde/Baseline intersection will definitely transform this part of town. Hopefully the pedestrian environment can also improve as it's horrible today.
