I noticed its starting to go up faster in recent weeks. Look good and a great imporvment to International village. Bring tons of people down there and make it boom even more.

Do you think they will finish and have residents by summer or will completion be later?

It would be great to have more foot traffic in that area, especially in the time of summer where everyones out. I have a feeling this area will be a great hotspot in the future as locke street is now.

Maybe more potential because i think there could be more resaurants and diversity. A little bit of everything there. I just hope it remains nicely connected to the core.

yea, I think areas like this will become WAY busier and more vibrant than Locke or Westdale.
We can literally add thousands of new residents downtown and dozens/hundreds of new restaurants/cafes etc.... more development on all the surrounding lots will transform downtown as we (those of us too young to remember 'the good old days') know it.

RTH, there is much truth to what you say about IV. I have heard rumours that Starbucks are taking a look at a couple of spots in IV as they continue to plan their upcoming beach-head into the Hamilton market.

really? that's news to me. I actually spoke with a cafe owner down there who said he'd welcome a 'name-brand' like them into the Village.
I have a hard time believing that though...they usually locate only in areas that require no work and have tons of people with too much money.
Unless they've saturated the market and are now going to be less picky about where they locate.
Where have these rumours come from?

and what do you mean by 'beach-head'? are they planning a huge expansion here??

I wouldn't mind a starbucks there as it would attract more high wealth people and as I said earlier, make it a spot with a little bit of everything. Maybe this will spark a development in that vacant building when you pass the downtown hamilton gates on king.

If starbucks locates close by, maybe the building could have some high wealth condos using starbucks to attract it.

^^ Are you talking about the old CIBC bldg @ King/Wellington? If so, it's already occupied by a great cafe called FRWY!

They need something on the lot across the street tho! It's not even a parking lot... just an empty lot w/ a moving van in it!

Denningers owns that empty lot and empty building next to it. not sure why they don't do something since their flagship store is one block away.
typically Hamilton though - they tried to block construction of the Terraces on King...apparently they like being surrounded by empty buildings! lol

RTH, I have a friend who works in Starbuck's regional office in TO. Tells me they are strategizing a multi-store expansion into the Hamilton market, which they see as an untapped market. This is their usual expansion strategy, go city-by-city and make a splash with several coordinated openings within a tight timeframe, rather than one or two stores over a large geographic area.

Now don't get too excited, from what I understand the plans are very much in their preliminary stage.

Yeah sorry i meant lot lol. Yeah so if we can get denningers to do something with that area, it could be thriving.

Looking down past the downtown hamilton gate and seeing an area full of pedestrians going to very different places would show those suburbanites coming home from work (going up claremont) that downtown is really turning the page. Crucial area for me as it woudl give the rest of hamiltonians that downtown will once be a destination again over lets say limeridge mall.

Well just have to wait and see what happens but i think that if the area really picks up,(starbucks+terraces) Denningers will not hold on to the land much longer and sell it to a condo developer to make a quick buck.

Lets hope...

I totally agree, Chris, and have been wondering about this intersection for years (ever since I started going to HS downtown).

There's a GREAT urban square on one corner, an active cafe on one, a great retail/high-density apt bldg on one, and then an empty lot... then some decrepid houses... then a horribly-horrible Tim Horton's location. This intersection has so much potential! It needs work. But hopefully w/ the recent success (and more success to come) in the IV, this King/Wellington-Main/Wellington-King William/Wellington area will improve!

That corner is such an eyesore especially with that blue truck parked there. If they demo the building and the two houses facing Main it would be a good spot for a new condo building. I notice Starbucks tend to like being at corners to slap a Starbucks at the corner of Wellington and King.

I was actually hoping that starbucks would locate more inside IV and reserve that spot for condos with retail on the bottom floor.

I obvioulsy wouldn't complain if they put a starbucks there as it would compliment the park across the street but i think it would be better more centrally located as i don't think too many seniors go to starbucks

I can't see them wanting their first downtown location to be on Wellington with all the steel coils roaring past on 5-lane Wellington. Right in the Village would make more sense.

I was hoping more for another terraces style project at king and wellington. Maybe a bit of a more modern stlye building with brick/stucco/stone combination.

Like i stated earlier, the claremont is a major access for those who live west mount/ancaster that work in the steel mills. If they see a nice vibrant downtown when looking past the gate before turning left on wellington, i think they'll have a completely different view of downtown and this would change their perceptions. Right now, just having the crane there i think is changing their perceptions.

They have started to install the windows. Looks like the 2nd and 3rd floor are in. They are on the 9th floor.

this building is really starting to look good on the street. I forgot about St. Denis already. It's a nice size not imposing at all, it adds to the skyline a bit and will most certainly breathe some life into IV. Denniger's are so stupid to try and block this. Guess where they'll buy their food? morons.

Starbucks could go in the vacant Book Villa store.
