I should mention that the facade of the building is curved on the upper floors. The rendering in the link does not necessarily reflect that element.

Figure about 550' with the spire?

Still nice looking though not as much as the old one. Much more cost-efficient per sf than the old design.

Had they not been in the sales phase already? Looks like they're starting from scratch in any case.

If it makes folks feel better, it's still taller than anything planned or u-c in Seattle! Most we have is a 500' planned.

Well it will still be a very impressive elegant looking tower. Regardless of the number of story reduction.

It would have been nice if they would have kept the setbacks, but if the new design lets the tower get built, so be it.

I was sick and in a horrible mood yesterday. So I probably got irritated too easily. Since you guys had that thread on Denver FasTracks, I have become interested in your city - for some reason. From what I read, it seems like your city is doing some stuff that not many others it's size - or even a little bigger - are doing! I mean, think about it. How many cities are fortunate to have billions of dollars of mass transit going in and a booming downtown to go along with it? You know, besides the biggies that already have that stuff! I really think this new design will complement the skyline better, for it's location!

SnyderBock,

Thanks, we're trying to get this city rebuilt the right way and we always welcome another voice.

The building is definitely much more economical, the square footage per floor ratio is much higher, and the setbacks are gone as well leading up to the spire. It's a box with a toothpick on top now, and I'm not as impressed. But I'll withhold judgment until I see more detailed renderings.

Not sure what to think about this one, really. Great news to see a real construction announcement, but I also agree that the new rendering is pathetic... What's with the toothpick up top?

Anyhow, if it really DOES get going in April, I'll still be very, VERY impressed!

Where was a real construction announcement?

Bidclerk means nothing regarding schedule. My own firm's projects show up on these lists and sometimes we just say "wtf?" Half the time, they update projects for seemingly no reason. Here's what I bet happened: They did the update because they found out who the GC is, but they kept the old Spring 07 start date because they didn't know better.

Typically for a project like this the GC would be hired early during design, maybe 12-18 months out. Maybe Swinterton was hired a year ago?

I'd be impressed if they can start this project before late 2007. This sort of redesign would trigger a redo of every aspect of the project, from the minutae of design to financing to permitting to sales. Everything in place so far was predicated on the old design, and is therefore void.

OK some people need to just keep their assumptions to themselves. I do not believe that construction will start in Winter 2008. LMAO. It may not be Spring 2007, but it certainly isnt 2008.

Also, the design isnt much different. If you're basing your assumption on the rendering that was posted by RDS then you would be wrong. The design hasn't changed as drastically as some are assuming.

I have seen a larger rendering of the project and although it has lost height it hasnt lost its elegance.

The tower is now in development review which is just another step closer. So although I may be a pessimist on a lot of things...I am more positive about this tower being constructed than I was last week.

You might be right about 2007 vs. 2008. But "certain" doesn't apply!

Even if the design change was simply chopping a few floors from the existing design, there would still be a lengthy period to redo or confirm every aspect of the project as I described. If this can be done quickly, or is already well along, then mid-2007 is reasonable.

Considering the rendering is from 1 November 2006 than I'd say that the project changes have been in the works for awhile. The financing that we've seen announced has been in the last month so it's pretty safe to assume that said financing is for the redesigned, 44-story proposal.

It comes down to this, most of us don't know dick about how this project has been progressing and when these changes were made and those that do know aren't sharing.

I certainly am not part of the clique....

.......and I have been compared to Warren and.... heaven forbid I say his name.. I find a wealth of information as well as interesting tid-bits everyday on this site.....especially from the regulars who have real life planning and engineering experience. Please don't be mad at small references Snyderbock or corrections.

I am disappointed that, at least according to the rendering, this originally unique building appears to have lost its sitbacks and stair step pointed top. I am amazed that all this money will be spent on a more nondescript tower. I am hoping the Geller Tower nearby will be more interesting. At least as someone has said, its more infill.

Damn with the great gulf (I forget the address name...) accross the street that pathetic new rendering will be greatly over shadowed by a giant box...
