Not odd at all. Retailers tend to do better when clustered together, even when they overlap a bit in their offering.
Having these two near each other increases what we call the "funnel" in retailing. It brings more people to both locations, so even if conversion or AOV takes a hit, overall revenue per location will likely increase.
