Imagine how lots and lots of those smallish multi-unit buildings would change our urban form, not just in Guelph but in many cities. Even better if the parking was integrated rather than beside.

Developers are looking to build two new apartment buildings on a long-vacant property on Edinburgh Road North.

According to documents posted on the city’s website, a numbered company has put forward a proposal for two seven-storey apartment buildings, with a combined total of 141 units, along with a two-storey commercial building at 265 Edinburgh Rd. N.

According to a planning justification report, prepared by GSP Group as part of the application, those units would be a mix of one-, two- and three-bedroom units, with one building being condominiums and the other rentals.

The commercial building, according to an urban design brief also prepared by the GSP Group, would be a daycare.

There are plans for 218 parking spaces between the three buildings. For the residential towers, the developer is proposing 200 spots, with 63 underground and the remainder above ground. The proposed daycare would have 18.

Along with motor vehicle parking, there are also plans for 168 bicycle parking spaces on site.

The owners of a newer commercial building on Woodlawn Road have applied for a zoning change that would convert most of the building to apartments.

The application would see commercial use on the bottom floor and 15 apartments on the top three floors of the four-storey building at at 9 Woodlawn Rd. E, which is just southeast of the Woodlawn/Woolwich Street intersection, across from the Canadian Tire plaza.

Building owner Mappi Ltd. has applied to change the zoning on the property from specialized service commercial one to specialized general apartment.

They say they have had trouble finding commercial tenants since the building was built in 2014.

A developer is looking to replace part of a commercial plaza with two new apartment buildings.

According to documents posted on the city’s website, Starlight Group Property Holdings is proposing to build two six-storey apartment buildings at 111-193 Silvercreek Pkwy. N., containing a combined 148 units.

That property is currently home to Willow West Mall, which would remain largely untouched should the application be approved; however, the Beer Store at the southeast corner of the property would be torn down.

One 70-unit building would sit on the south end of the property, fronting onto Willow Road. The other 78-unit property would be on the west end of the property, fronting onto Silvercreek and across the mall entrance from a KFC. The larger building would also have a commercial unit on the ground floor.

Parking would largely be underground, with 69 for the south building and 97 for the west building. In total, the 70-unit building would have 93 parking spots, and the 78-unit building 103.

Second pitch for Guelph supportive housing heading to council next month

According to a post on the City of Guelph’s website, council will vote on officially receiving an application to build a five-storey building with 32 supportive housing units at 85-89 Willow Rd., with the project slated for the north end of the property, at a planning meeting scheduled for March 8.

Guelph council to get first look at fourth Metalwork condo tower next month

Nearly six years since ground broke on the first portion of the redevelopment project, developers are now looking for council's approval for a fourth tower at the Metalworks site.

According to documents posted on the city’s website, Fusion Homes will appear in front of city council in July to present its plans for the fourth phase of the Arthur Street condo development. This fourth phase, if approved, would consist of a 14-storey building with 194 residential units – 70 per cent with two bedrooms and the remainder one bedroom – and two commercial units on the ground floor.

The site the building would be built on is currently vacant, with the former W.C. Wood Company factory torn down a decade ago.

As for where the building’s future residents would park, Fusion is proposing to include 177 parking spaces, 10 of which would be for visitors and two for the commercial units. As for why fewer parking spaces than units should be permitted, a letter from Toronto-based BA Group points to the property’s proximity to the GO Train station and the downtown core.

This development application will be the subject of a public meeting in front of city council July 12, starting at 6:30 p.m. and streamed live online at guelph.ca/live.

Condo proposal at 75 Dublin

"During an online hearing in front of the Ontario Land Tribunal (OLT) Wednesday, July 21, lawyers for the city and Rykur Holdings announced the settlement, reached the day prior, that will see the developer withdraw on its appeal of council’s 2018 denial of its application to amend the city’s official plan to permit its proposed apartment building.

In April 2018, council turned down Rykur’s proposal, which would see it build a five-storey, 35-unit apartment building, dubbed Churchill Court, at 75 Dublin St. N., next to Central Public School. Tom Lammer, the developer behind Rykur, said 20 of those units would be affordable ones for seniors.

At the time, city staff said the fifth storey, one more than permitted under the official plan, “does not constitute good planning."

With the initial appeal still in place — for council’s 2016 denial for rezoning — it appears Rykur has agreed to lower the height of its building."...
