Of podiums and moats

Well, the ground floor of the podium will feature a spa, so there is it that. Plus Robson is the next street over. Also, given the moat like feature in front of the Alberni face, it's not like there would be easy access to retail.

I too like the podium; important to note is that the sculpting at the south corner was requested by the city, which shows good buildings really are a collaborative process.

That said, city staff are concerned that the podium might be too tall for the area. So, if you want to see that aspect proceed, you would be wise to send a letter of support stating that.

Plus Sized Model

So, while all us suckers that went to the open house were stuck with the small model, here's what the UDP got to look at on Monday.

UDP - Approved with recommendations

http://vancouver.ca/your-government/...ign-panel.aspx

Quote:
THAT the Panel SUPPORT the project with following recommendations to be reviewed by City Staff:
  • Look at the podium in terms of how it relates to the neighbourhood character and the streets. Specifically, the scale of the podium should relate to the lower scale streetscape along Bidwell Street and Robson Street
  • Look at the water element so that the building is not too segregated from the public realm
  • Look at the single unit on the street in terms of viability and privacy
  • Improve the elevator structure
  • Look at the overall ground floor programming and layout, including the piano, the amenity spaces, and specifically, the lobby and how it can be more welcoming to the street and the public
  • Consider more activation in the lane

Related Commentary: The height and density are supported as it is a very ‘elegant’ and ‘refined’ building. The façade treatment is refreshing. However, the podium massing and landscape are a lost opportunity.
The trees add a beautiful edge to the building. The loading bay and the garbage at the lane opposite Whole Foods across the lane needs more work. The balcony vegetation needs to be irrigated. Consider a public art aspect.

I bet the lower floor duplex units with the private lap pools will begin at 15m+

No disrespect but tbh this looks like a cheap knockoff or homage of Zaha with some proportions off; aside from The Butterfly, 1245 Harwood, and some private projects, I find most of the large scale public works of Revery to be very inspired by Zaha with many elements just simply copied and pasted

Don't get me wrong, I'd pick this in a heartbeat over a conventional seafoam green tower

What City is this? Somewhere in Australia? Nice building. Not sure how it will age though.

Though the model seems largely unchanged, I thought this was worth posting for the "coming soon" hashtag alone. I can't believe it's been three years since its open house, the last one ever at the Empire Landmark Hotel.

It's alive! It's taken a long while to get here, but this one is up for referral at next week's council meeting, and will likely proceed to a mid-May public hearing.

The height remains the same, but it now stands at 40 floors, with a small .1 FSR boost. One change is that the housing types have been reconfigured, leading to a total of 128 strata homes up from 94.

The referral report for those who are interested:

Thanks Feathered Friend.

It looks like this development (along with 1616-1698 W Georgia) will trigger a new traffic signal at Alberni and Bidwell. That, along with the new signal at W Georgia and Bidwell will really ease circulation and ped safety around there.

Ugh. A new traffic light on West Georgia Street is an awful idea. The whole area is already a congested mess and they just keep adding to it.

People living in these new towers along West Georgia better like constant round-the-clock traffic noise and exhaust fumes.

^^Not so different from all the "constant round-the-clock traffic noise and exhaust fumes" on Cambie, Oak, Hastings, Broadway, etc.

aka where the CoV allows the most density

Oh, both Vancouver and Burnaby love building dense around main arterial roads and then bottlenecking them to have as much traffic standing still as possible. Case in point are all recent bikeways in Vancouver and Lougheed Highway through Brentwood.
