First Vote Next Week On $69 Million Subsidy To Bring Tri-Rail Into Downtown Miami

Miami commissioners will vote next week on providing $11 million towards the cost of bringing Tri-Rail into All Aboard Florida’s MiamiCentral project in downtown Miami.

AAf is asking for $69 million in financing to accomodate Tri-Rail. In addition to $11 million provided by the city, $20 million would come from the state, $8 million from the county, and $29 million from the CRA in the form of rebated property taxes. None of the other agencies have approved financing the project yet.

Mayor Tomás Regalado has said that he would veto the financial assistance to the project and will campaign against it on radio.

Commissioner Keon Hardemon told the Herald that he has been promised free rides on Tri-Rail for his constituents in Overtown, and will support the financing. Marc Sarnoff also supports the plan, while the remaining commissioners are undecided.

Construction at MiamiCentral is already underway. All Aboard Florida officials have said that they must know within weeks whether to build the project to accommodate Tri-Rail.

All Aboard Florida Working On A Fifth Downtown Miami Tower And A Fort Lauderdale Rental Tower

Negotiations with the city are ongoing over air rights needed for the train guideways that will run above city streets into the terminal. A vote on the matter is likely later this month.

Dade commissioners approved a payment to AAF to place a Tri-Rail station in the MiamiCentral project on a first reading. Talks are ongoing over payments for Tri-Rail from the CRA and the city.

All Aboard Florida unveiled plans for a 20-story tower next to the Fort Lauderdale station. In addition, the company wants local officials to consider a deal that could redevelop and add new towers to property currently occupied by a bus depot, state office towers, and city hall.

All Aboard Florida’s MiamiCentral Scale Model Includes Supertower That Could Reach 1,000 Feet

Somewhere in All Aboard Florida’s headquarters is a scale model of their under-construction MiamiCentral project.

We now have evidence that the model exists, and that it includes a so-called “Supertower”, thanks to Local10 cameras which captured video of it earlier this week. The supertower is planned to be built as part of the second phase of the project, although plans for it have yet to be submitted to local officials for review.

How tall will the supertower be? An All Aboard Florida executive told the Herald earlier this year that it would be “about 850 feet”. Records show, however, that the company now has a pending application with the FAA to build up to height of 991 feet above ground, or 1,000 feet above sea level (reduced following negotiations with the agency from an earlier application to build 1,120 feet above ground.) It will include hotel, office, and possibly residential uses.

Foundation work for the first phase of MiamiCentral, including two towers with 800 rental apartment units, a retail center, and several office towers, remains on track. In a video released this week, AAF president Mike Reininger said that over 1,100 out of 1,600 piles have already been installed, and that piling work would be completed in the month of July.

They still have time since this will go up in phases. So phase one will include the bottom portion, station, and retail with the larger towers coming later on. With sometime like this, they will have to get approval before it rises. Certain projects have gotten away with it receives FAA approval when they are half way up), but being over a 1000 feet, the FAA will have a tantrum.

But hopefully everything goes as planned. There are also the other supertalls that will go up in the future (lets hope).

800 residences set above railway depot

Representatives of All Aboard Florida attended a real estate forum in Coral Gables last week and shared some particulars to the main train station under construction in downtown Miami, the southern end of a new intercity passenger rail link to Orlando.

The trains will come on line in January 2017, according to Charles Shallat, executive vice president with Lincoln Property Co., working with All Aboard Florida.

The multi-block complex being built adjacent to the county government center – MiamiCentral – will be much more than a transportation hub, although that will be the foundation.

“It’s a hub we’re creating,” said Mr. Shallat. The MiamiCentral station will be the culmination of all modes of transportation: The long-distance train, Metrorail, Metromover, buses, trolleys, bike rentals, taxis and more.

Those who choose to live at central station can do so without owning a car, he said.

But the project does include four levels of parking for those unable or unwilling to give up their private vehicles. Panelists agreed the transition away from the auto will be slow.

Phase one of central station is to include the base facility with elevated tracks. The entire downtown site for All Aboard Florida is eight blocks long.

Two residential towers with 800 dwelling units are planned for the project’s central portion, he said.

See The Newly Revised Plans For MiamiCentral, Now Being Reviewed

The tweaked plans includes the use of precast concrete rather than cast-in-place concrete for some elements of the station. According to Miami Today, a committee comprised of county staffers and city of Miami representatives have not yet approved the plan.

The plans also show a potential bus terminal on land next to County Hall, and integration of the train terminal with a Metrorail station.


Also noted are limits that could affect future phases of the project, including a limit of 500 units per acre and an FAA height limit of 900 feet above mean sea level.

Skidmore, Owings & Merrill and Miami’s Zyscovich are the project architects.

I'd say this has a good chance of becoming that. This is a very big project, and its been on the game when it comes to the pre-construction progress and its a realistic proposal unlike something like Empire World Towers. While I don't expect this to become a supertall given the FAA, I'd say a 800 or even 900 footer is realistic. We may get lucky and get a supertall, but I'm leaning on 900 feet as a solid chance of happening. They are going to have to harp the FAA for the 1,120 height, but it may happen if they get there way.

This will serve as the centerpiece of All Aboard Florida, and will catapult Miami into stardom (Even more than it already is!).

Its 3/4 of a mile west of Skyrise, on the Western edge of Downtown, meaning its 3/4 of a mile closer to the airport so the FAA will in theory be more strict with this site.

2 levels of retail plus trains plus 3 towers!!
most people will visit this from street level
any news about the TRI-rail trains??
