Parking for what, exactly? There's little stores and retail there, but there seems to be ample parking for demand.

Thanks for the explanation about stucco in L.A. but am still confused. I guess that is like saying most everything in Austin is made of hay. LOL

Austin is looking amazing! Keep up the good updates.

Parking is desperately needed in that area. It is a very popular area for locals and tourists alike. Lots of traffic. It is a very welcome move. Hard to find a parking space on the weekends without going into the neighborhoods. Totally impossible on "First Thursdays", which is that areas once a month street festival.

Really glad to see this project is finally happening. Smart of the church to sell the land. I would also wonder if they made a deal with the developer for parking since that was there parking lot. Might also explain the large amount of parking.

South Congress is going to have several great places to stay soon! This will be a welcome addition. I believe it won't be long before The Saint Sebastian (Liz Lamberts new place on Academy) will be open. Fun stuff!

FYI: There is a new garage going on MLK (with retail) where the Catholic church that owns the property is actually building the garage. They get more parking for the Church needs and then make money on the parking by campus the rest of the time! Good for the pocket book and good for the soul!

And just let me also chime in on how happy I am that they are incorporating the cup cake trailer! Now that is smart developing! (take the hint Gables....re: Gingerman)

BTW: Hey guys, in Palm Springs where the tallest structure is our 5 story hotel! But the Mid-century architecture is killer!

That article about the new hotel on South Congress includes a rendering. It looks to be only 3 floors, unless they're hiding something.

Yes, but 99% of Mid-Century structures have leaky roofs if there is more than a couple hundreths of an inch of rain. That's why they don't work in Texas.

That's good, then. Not quite sure how they'll stuff that many rooms in 3 floors, but okay. Just hope it's not too overwhelming.

I was looking at the plans for Don-Mar hotel, which is about 4 floors, but is very long and narrow, so it doesn't have a huge impact on the street. Looks interesting.

More info coming out about the hotel on South Congress. Sounds like it will top out at 45 feet, though I did count at least 5 floors on one of the buildings.

Ground breaking is set for November, with completion in January of 2010.

I believe that Schlosser Development property at 5th and Lamar is about to break ground. The restaurant supply store has been demolished, and as of tonight there is a barricade around the entire property.

I've heard whispers that they inked a tenant for the office space portion and that was the catalyst for construction. The tenant is supposedly Austin-based HomeAway.com. From what I've heard they will take 4 floors.

Anyways, I'm excited that 5th street is becoming so urban. What I really can't wait for is for the block directly east of Whole Foods to get developed. That will be such a great location going forward.

Does anyone have an update on this development at South Lamar and Manchaca? Own a house near there and would love to see this built. Who is the developer? Zoning approved?

where would you rank austin's skyline in the u.s. once it's completed? that includes the project planned for water treatment plan....

i'd say once it's finished it would look better than dallas' skyline and would probably rival other big name cities, like san diego, would totally beat boston's... but maybe i'm just getting a little too far ahead. thoughts?

here's what it might look like....


fyi, there's about 7 buildings not included on this rendering... including ovation, 7rio, amoa, and the greenwater treatment which includes a 700 footer. that's a lot of building in about a period of 5-10 years.

As far as how it will rank in a few years, I don't really know. I just tend to think Austin will finally have a skyline that matches its size and population.

^^ with that rendering showing all projects that are in construction minus the 1000 room hotel it won't rank anywhere.

If you add projected projects like the Louisville project at ~45 stories plus another 30 story office, The Green Water Treatement highrises, the Seaholm project, the 2 follow on 360 towers and CLB's west 6th tower, museum tower, the T stacy speculative stuff, Westin's hotel, the office tower that was just mentioned at 6th and Guadalupe....

It will rank with the Houston and Dallas in regard to amount of significant highrises in pure number... it still won't have the pure height of their top 2-3 tallest... maybe T Stacys assuming it all goes down.

As for visually ranking with "skylines"... all in the eye of the beholder. In regard to density it will never be close to old cities developed pre -auto like Boston and San Fran. It may visually rival San Diego... sure. Eye of beholder... can't say yes, can't say no.

The real impact to the skyline will be toward 2020 when the waller creek tunnel opens up development on the east side of downtown [and the west side will be filled in].

By 2025-2030 it will be very impressive and may out girth all tx skylines from one end to the other... Lamer to 35 with good height.

All assuming things continue in the world as they have been.

An Australian developer plans to build some of the highest-end condominiums ever built in Central Texas on the site of a former extended-stay motel at Interstate 35 and Riverside Drive.

Designed to be the "ungettable get" for international types who collect real estate like art and prefer their lobby security guards armed, the Star Luxe project won't have any units smaller than 4,000 square feet or cheaper than $1 million.

Austin is experiencing an unprecedented boom in the upscale condominium market, and several downtown projects being built, including the Four Seasons Residences, the Austonian and the W Austin Hotel and Residences behind City Hall, all feature units that cost several million dollars.

With just 18 units, Star Luxe will be considerably smaller than those projects and the only one with a starting price above $1 million, although the developer would not divulge further information about pricing.

Constellation Property Group President Eugene Marchese said he thinks the exclusivity, over-the-top amenities and services, and unusual design of Star Luxe will set it apart.

"The reality is that there are a number of projects that claim to be luxury and high-end, but I truly believe there isn't the type of project that we are proposing," Marchese said. "We're saying extravagance is the new luxury."

Star Luxe is one of the condominium buildings that Constellation plans to build on Lady Bird Lake just east of the interstate. The company didn't have renderings but said Star Luxe will be on the waterfront at the eastern edge of the 4.5-acre site. The six-story building will have three units per floor. Interior designs will involve one of three themes: music, art nouveau and ultramodern international design.

The musically inspired units will have curved walls to evoke the shape of a guitar. Each unit will have a balcony of about 600 square feet — larger than some of downtown's lowest-priced condos.

Owners will be driven from the airport in the building's "signature fleet," where they will be received by a white-gloved valet and waited on by 24-hour concierge service.

Constellation has hired Sotheby's to market the condos and thinks many buyers will come from outside Texas and the United States.

Sales director Brian Sciutto said the exclusivity and high prices on the project will give Star Luxe an advantage over its competition.

"Some of the buyers that can afford to buy penthouses in the Austonian and can afford higher-end units in the W and the Four Seasons, they don't want to buy where other people — average, ordinary people — can buy," Sciutto said. "They really want something that's absolutely limited edition."

Market researcher Charles Heimsath said the market for high-end condominiums in Austin is healthy, and that buyers have expressed a clear desire for larger units, sometimes buying more than one condo and combining them.

Heimsath said the number of high-priced units on the market here is small compared with cities such as Miami, but said Constellation could have a hard time convincing people to buy at Interstate 35 and East Riverside.

"I would have to say that the a market for luxury or superluxury projects east of the interstate, even though it's on (Lady Bird Lake), has yet to be proven," he said.

Construction has begun on the first phase of the project, called Star Riverside, where the half of the 38 units that remain unsold are listed for between $700,000 and $1.5 million.

Constellation also plans to build a nearly 60-unit project called Revolution at Riverside, with units priced between $400,000 and $700,000.

Another building planned on the site could be a hotel.

Marchese said Star Luxe should be completed in early 2010.
