I was just gonna say.
That seems rather tall for that area in Palm ave and just East of Royal Oak Ave.(outside the designated Burnaby Metrotown 'Downtown' core and on the wrong side for highrises).
Normally I'd say it wouldn't stand a chance getting through at that height in that location.
Definitely, if they had just bought some lots on the west side of Royal Oak and decided to do this project there, they'd be more than fine. Especially with all those fixings.
Plus, the current location is mostly industrial with some commerical .
But on the other hand,.....
... the city might have a hard time turning down almost 300 rental units (with 50% of them below market rate) AND a childcare facility that's that close to a Transit stop.
It'll be interesting to see how this one plays out since I don't imagine the city wants to set a precedent for breaking out of their OCP and making these kinds of exceptions, even with all the sweeteners that this project seems to be bringing along in tow.
On a related note, I find it fascinating how these kinds of non-adjacent entities have been getting into the Real estate and housing and rental market game even with no prior experience.
It's not like they already owned this land or the property on it before deciding to convert its usage.
They went out of their way to buy out those lots and the intention of not just building their HQ there but also these housing units.
