Even if it were the case that poor people lived in homes there, Tech couldn't just bulldoze those homes. They would have to be bought out, thus providing a cash infusion that they could benefit from.

I'm tired of all the gentrification = evil talk. If I were poor living in a condemned structure with no foreseeable way out of the situation, I sure as hell would take a payment for my place...go off and rent a cheap place and try to get back on my feet. Nobody is going to offer them money otherwise.

Also, on a sidenote, poor people can be taxed out of their homes if they don't sell in time and the area is gentrifying, but there are opportunities even for no/low credit people to take out a home equity loan, there are just not enough opportunities. If you're home is the last one with improvements under $100K standing on your block where the average home is now $500K, you have a lot of potential residual value in the land beneath your home.

Yeah, I wasn't trying to speak in code with "hood". Actually there is no "hood" or neighborhood there. Just a sketchy area dominated by empty lots.

Sometimes (usually in fact) the poor people are renting and thus do get owned. But let's end this silly conversation since the theoretical poor people living there don't actually exist.

Atlanta Mega November Construction Update

I took the day off because I have been under the weather, and so I had extra time to take some pictures of construction and other activity going on in Atlanta. This will be the most comprehensive update on Atlanta in years.

Two projects I missed: the CDC Buford Campus tower and the Cox Enterprises towers, both of which have been topped off and are wrapping up.

AMLI O4W Apartments Phase II

AMLI is planning another mid-rise apartment complex to go right on North Avenue in front of O4W Park, next to 4th & Swift, and across from Ponce City Market. The article below in the Biz Chron goes on to say that North American Properties is rumored to be in the development mill for the same area (also apartments). If all gets built, that area around the park and the Beltline will be very dense. The article states that their parcel is 4.5 acres, but Fulton Assessor says it is greater than 6 (not that all available land will be built on).

For a comparison, the AMLI development next door, which is 7 floors and has all 2-bedrooms from between $1,566 and $1,880 sits on 3.9 acres.

2. The Clothing Warehouse: Classic Vintage, opens Dec 1 in Michael Habachy’s old space in 999 Peachtree.

3. Revolution Vintage – Was a pop-up shop in 999 Peachtree in the old Midtown Blue space, has since relocated to Metropolis and has a lease to test the waters until June. Sells Men’s and Women’s clothing and all of those vintage fashionistas walking around Midtown are hangouts/employees there.

5. OMG I totally forgot the name of this – it’s a small business!

They research brands apparently and act as “truth media?” Hopefully someone can explain this to me. Looks interesting.

If you don't get it just by looking at the picture, you'll never see my point. I know it's not a priority by any means, but neither is spending $23M to upgrade Buckhead's station!

Can someone explain what is so special about this building please? I think its enough to keep the facade with the new developement. I think it would look pretty cool that way too

On the site plans from the link (http://www.realestate.gatech.edu/hpc/index.php) it shows the building taking up the entire block, so I assume the white building would definitely be going.

I like the Idea of keep the old facade of the building and incorporating it into the new... whats wrongs with that? When is this suppose to break ground?

Any new on Museum tower or the building that was suppose to go up on 17th and P'tree?

Awesome construction update!

For perspective on Crum & Forster, here's a picture I took of it:



I'm no architecture buff, but it does seem like the majority of the cool features are in the front of the building. Also, it's not just the facade. It's the first 50-odd feet of the 150' long building. It appears the whole wider front part in the front will be saved, as well as a small part of the skinnier portion in the middle.

Jesus, Simms. How much legwork will you do when you're not under the weather?

Just to be a grinch, I have to say I'm not crazy about the Emory Point(e) renderings.

Though the young "creative class" couple seems to like it.

This is some good news for streetscape projects... ARC gives $34 million to 13 communities to help make them more livable/walkable...

WSJ notes Atlanta's "rental rebound"

According to Reis, Inc., Atlanta led the nation in apartment completions this past quarter, delivering over 1,380 new rental units.
