I was critiquing how long the process is taking for this building. Four years later another review and no substantive outcome.

"As another year draws to an end, this proposal under the Higher Buildings Policy was a stark reminder that almost four have passed since Hannah and I started City Duo. This speaks to my frustration about planning.

Easily, at this rate, this will be a decade long endeavor by the time occupancy is granted.

That's wild - this isn't a particularly outstanding project, or of immense ambition.

Eh, that's arguable.

If the City wants to be this insistent on design why don't they just have the UDP render what they want to see on each site and builders will have to fit the mold?

Compared to a mediocre city, this is actually a pretty prominent project. Of course, the mediocre City staff will derail it and make it mediocre.

In all honestly, this is an underwhelming tower for such a prominent site. It looks like the architect wants to achieve some cohesiveness in the design to match the the "waves" in the water and surrounding slopes of the North shore mountains, but the final product below just does not flow with the surrounding buildings. It just looks more disconnected than the uniformity it claims to have.



As for Vancouver being a mediocre city, perhaps an argument can be made there since the obsession over a washed up barge is an admission that the city has nothing else going for it.

The only thing I really dislike about this is the podium. It’s very…’Coquitlam tower in the park’ for such an iconic* tower for downtown Vancouver.

After all, this is the part people are going to see up close and personally.

*Iconic is debatable, obviously

For me it’s the obvious juxtaposition against Vancouver House. The architecture needs to be elevated to balance that out.

The funny thing is that if you put an ordinary rectangular block there with a grid and significant solid surface,
from the bridge angle, it would blend very well with Vancouver House - so it's not really difficult.
It may just need a triangular floorplate to fit on the site.

The art department will also finish creating a "refugee camp" that will be in the scenes.

Commercial uses at grade
303 market residential dwelling units and 152 social housing dwelling units
A FSR of 7.57 (470,722 sq.ft.)
A building height of 535 ft.
Three levels of underground parking, including 453 parking spaces and 911 bicycle spaces

Under the site’s existing CD-1 (366) zoning(External link), the application is “conditional” so it may be permitted. However, it requires the decision of the Development Permit Board."
