If you look at the colored diagram, I'm assuming the floors marked as "mechanical deduction" are included in the gross square footage (GSF) but are assumed to not contribute to zoning floor area (ZFA) of 817,000 SF. Although a 25% zoning deduction is very high by NYC standards...so likely the GSF will come down as the project is refined.

More importantly, the existing zoning on the site pushes you to a really skinny tower anyway. Between setback requirements from the street and offsets from existing buildings and lot lines (for legal windows), you have a tiny envelope for a tower, no matter what the neighbors want.

That's right. Plus the trend is to push the units higher for better and more expensive views. This is a great location for such a tower, both for views from and views of.

BTW, we should mention the neighboring development that's under construction...80 South St would be more than twice as high.

This is what I'm talking about. A tower to anchor Downtown's eastside with the westside, the "gate" to New York.

trying to figure out exactly which existing bldgs will be taken out for this tower. just north of the new fairfield hotel at 161 front are two obviously closed up bldgs that will go, 163 & 165 front. but north of that is a parking lot on front st at john st and two other bldgs on south st -- will those go away as well?

SHoP now potentially has 2 supertall towers overlooking the east river, in addition to 111 W. 57th, 9 DeKalb, and 360 10th.

This render will have to be revised yet again...
