Love Burnaby heights, the village, the cosmopolitan feeling, the charming, unpretentious residential areas North of Hastings. Hope it never becomes gutted for high rises.

Has anyone heard any rumours about Old Orchard Mall or the Esso in the largely empty block across the street? Both would be awesome sites for large podium and tower complexes.

Another project behind Met 1 and Met 2:

Polygon Homes has a rezoning application at first reading tonight with the City of Burnaby for a 37-storey, 253 unit residential tower at Dunblane Avenue and Marlborough Avenue on the East side of Metrotown. The site at 6592/6650 Dunblane Avenue and 6579/6611 Marlborough Avenue is currently occupied by four walkup apartment buildings.

When I look at this it seems that Imperial is kind of like a wall that separates Metrotown development from the south slope. Does anyone know if there is potential to build towers south of or even on Imperial anytime in the future?

So far it looks like south of imperial is becoming mostly low rise, townhomes and rowhomes mix. Especially in the former light industrial sites. Seems to be the new norm south of imperial east of Nelson all the way until Edmonds

The Metrotown official plan stops at Imperial.
http://www.burnaby.ca/Assets/city+se...+Metrotown.pdf

I'm aware of this mainly because that building will be across from me. Between it and the Sears redevelopment, it seems like I can't get far enough away from construction ever since I moved to the Vancouver area (the place I lived at before, construction right beside me for half the time I lived there.)

The row-homes bordering the park are (were) zoned the same (High Density) so maybe the developers couldn't get anyone to sell, or maybe just didn't want to buy them, demolish them, and then build new ones. The age of those buildings however look roughly 1980's-ish. The apartment buildings behind it however were certainly built sometime in the 60's or earlier. An aerial photo of the area before the mall existed:

Yes the Sears is pretty old.

More importantly:

Those apartment buildings they are tearing down appear on this 1966 land use map.

OFFERING FOR SALE –This offering totals 61,778 square feet of gross developable area within the Metrotown Community Plan. A 4 lot assembly currently zoned multi-family RM-3; the successful applicant can re-zone the subject site and take advantage RM-5 “S” guidelines which allow for a maximum density of 5.0 FSR.
Interesting, that "cut out" of the property is 6580 Dunblane, I wonder if was sold off separately. Sold in 2002 for around 700K, and then put up for sale again for 2.6million ( http://www.dannydeng.com/RecentSales...itish-columbia ) in 2012

The area south of Imperial doesn't seem to have a land use map except for the Royal Oak area
http://www.burnaby.ca/Assets/city+se...+Royal+Oak.pdf and it's all medium density along Imperial until it crosses Kingsway.

So on Beresford, does anybody have any updates on when Gold is going to start construction? I see the signs for it between Silver and Modello, but there don't look to be any indications of impending demolition of the old apartment block.

Also, does anybody know if The Leaf is still in the works for the site in between Silver and MetroPlace? Or if that project has fallen through, if any tower is still planned for the site? I loved the design concept for the Leaf and don't want to get my hopes up if it's just not gonna happen.

Thanks everyone!

The Leaf is dead, I haven't heard of a new proposal for the site.

The Leaf is dead and the site has been purchased along with the lot behind it by an Asian "developer". Timeline or plans are unknown.

Hello
The most info that I can find is that Goldhouse is still in the planning stage. There have been no hints as to when construction will start. I hate it when you have to wait for any info. Get it started please.

The property in between Silver and Metroplace is still in the design phase as well. The addresses are listed as 6380 and 6420 Silver Ave. It will be developed by Belford Properties. No architectural firm has been named yet. We have to be patient for this one as well

Gilmore Station.

I finally found some renderings on Gilmore Station.
http://www.gilmorestation.ca/
The link is for a website from Onni.
It shows some great drawing of what their vision is.
Onni has acquired approx. 12.5 acres around the station to develop including the warehouses along Dawson Ave and the Lougheed Commerce courts.
http://www.vancouvermarket.ca/2014/0...te-in-burnaby/ It shows a pic of the total area of property
The link is from vancouvermarket.ca
I'm quite excited about the vision that they have put forward. It has a large office component to the property and it will create a nice touch to the entrance to the Brentwood area.
I hope that they can make a divided bike lane on Dawson as well the whole way to the other side of Willingdon Ave.
Some very exciting stuff coming up in Burnaby.

Finally.
I read through most pages on this post and I would like to says thanks for everyone's hard work and it's great to see the enthusiasm to see Burnaby grow and develop some world class town centres.

Any news on the Kings Crossing project at Edmonds? The Value Village is still open and thriving, as is the Hong Kong cafe.

Any updates on this Safeway site redevelopment? I'm really excited for it.

In other news, it looks like Redbrick is coming along nicely

Gross FSR of 2.8 - isn't Coal Harbour only 2.5? This is terrific.

^^
Some updates:

First few towers to go up 2016, Ledingham reached an agreement with BC housing, the large site on the other side of 14th is going to move its tenants to a 6 story building on the Safeway site. I think Ledingham is going to acquire and demolish the current townhomes on the BC housing site.

This will allow the city to link 16th St. with 14th Ave and the rest of the Safeway site, providing the South Gate neighbourhood to link up with High Gate
