Privatize those services and have people pay for the services they actually use (with private charities, discounts, payment plans, and other safety nets for those who truly can't pay) and you've solved the free loader problem.

Anyway, back on topic. I think this development will be huge for the area, although completely eclipsed once the mall renovation/expansion is completed. I do like that it will have a rather significant office component which should add another layer of activity and life to the development which pure residential can't provide. The proximity to the transit station is a huge plus.

This is the model the CoV should be following around their SkyTrain stations. I wish something like this were built across the street from Oakridge mall, for example.

Then you get a pesky "people dying in the streets from treatable illnesses" problem, with a spike in crime for good measure.

Almost every middle class white male flirts with libertarianism for a while around age 20, myself included, but I thought you'd be over it by now.

I was thinking that, too. There are several big, high impressive projects yet unrealized: Brentwood Village, Solo, Aviara ... name it, ... that I think
in some ways it's going to "overpower" Metrotown, if only in atmosphere and feeling. (maybe height, too)

I am a white male who never flirted with libertarianism, I have always thought it is a terrible idea that will never work and will only serve the top few percentile. Social libertarianism is ok, because everyone is equal and it is secular, but fiscal libertarianism is a train wreck...

That is Stratus up to about the 25th floor. Now imagine Stratus when the other 20 floors are added to it. Then Atlus at 55 floors! and Brentwood at 58 floors!! Now we're getting a skyline.

Thanks for the pics.

Anyone else dissapointed in the dull, dark grey spandrel-mullion combo? Looks very similar to the Met as well as Silver and Station Square.
