Yes I know, but it doesn't have to be only Lulu in the building.

DPs issued by the City are only good for a set period of time, so if they don't build this now they may lose the height relaxation specifically granted for Lulu's HQ by council, which would be nuts.

They can build it, rent a portion to Lulu and fill the rest with other users, keeping the big gain from the City's relaxation and also not overburdening Lululemon with more office space than they may want.

As it stands rights now Lulu is spread over several offices in Kits and downtown, so a consolidation would put these groups back together and allow for more collaboration and less fragmentation, even if they don't take the whole building.

Agreed and good point taking advantage of the DP. Perhaps they are also thinking about a redesign internally given everything that has changed.

That location near VCC station will only get better and more valuable with time.

Good point as well - they seemed to have had a lot of unique amenities in there for Lululemon that wouldn't lend themselves to dividing up the premises and subleasing.

Do they own the Kits offices? I guess any sale/redevelopment could factor into a move. And I guess their Burrard offices might eventually need to be torn down.

Does anybody know anything about the apparently stalled Onni construction, next to Red Truck Brewing on East 1st? Looks like they were digging and some re-inforcing, dunno what happened though, no activity for months. 375 East 1st.

Seems like occupancy has been moved back to at least Q4 2024

Interesting.
The shades will be a combination of perforated metal panel and fabric vertical elements.
That may be costly to maintain (and clean), but the use of fabric may be a nod to the clothing business.
... and they do not look nearly as organic / curvey as they did at the rezoning stage.

My guess is the delay is because of the Broadway Plan, which changed potential heights and uses here. The site next door is also being revisited from all office to possible mixed use, having been sold on to a new owner.

"Building heights of 25 to 35 storeys for station area commercial development (e.g. office or hotel) or affordable housing (e.g. secured market and below-market rental) in close proximity to the Great Northern Way-Emily Carr Station on lands designated as General Urban in the Regional Growth Strategy, as long as existing job space requirements are maintained or expanded."
