Guys, I've done an update to the first page of this thread. I took all the renderings and transferred them to my Imageshack account and have listed them in thumbnail format on the forum. To view each image in its full size just click on it. It'll open in a new window. This will help decrease the bandwidth useage which will help since my Photobucket account was exceeding its bandwidth almost every month, (80,000+ views). Anyway, the page will also load faster. Also the thumbnails help to make the page more streamlined and not quite so overpowering. Some of those renderings were huge. They're still the same size, just click the thumbnails to view them. I also put the renderings into a post by themselves, (the 2nd post of this thread).

I also added a list of all of Austin's completed highrises in a seperate post in the 3rd post of this thread. Buildings are listed there that are atleast 115 feet tall. The buildings that are listed that don't have a height listed, are estimated to be atleast that tall. Buildings are listed with their name, a link to Emporis.com which shows pictures and more info about them. The list also includes their structural height, mainroof height, floors and completion date. Also the building's location is listed, both its borough, and neighborhood. For instance, for the Frost Bank Tower, it's in the borough of Downtown, and neighborhood of Financial District. And I've also included links to these building's websites under "Website".

I also seperated the list of under construction, approved and proposed buildings from the list of renderings. And I did the same for the completed list of highrises to make it more organized. The coding for that was starting to get pretty crazy, so this will make it easier for me to update it, and will make it look more streamlined and organized.

Kevin, you did a very good job with the thread's cover pages. The pics look sharp and clean in their thumbnail form...small, yet visible enough to get a glancing idea of their design, w/o clicking. Your hard work really pays off... one of the best city compilation summary posts anywhere.

FYI... add another crane to our skyline. They are starting to assemble the tower crane for 1108 Lavaca (aka Texas Automobile Dealer's Association) This is located just 2 blocks west of the capitol.

The site sits high on a hill, and will be visible throughout much of north and northwest Austin.

FYI: Please don't read too much into those images. They are older, "conceptual" plans. The overall site plan has already changed from what you see above. Don’t get me wrong…the numbers haven’t changed much – but the layout has a little bit. You can see some of the slight variances in the more recent (basic) site plan below.

Whoa, there's atleast 12 highrises in that site plan. And about that many more that are around 80 to 100 feet tall. Nuts.

Thanks, guys. I'll probably end up adding Round Rock and San Marcos to the list since they have a few talls on the horizon and I'll probably add the locations for all the under construction and proposed buildings.

Agreed... like any long-term masterplanned development, the site and conceptual plans are fluid in nature, and shift over time (La Frontera is a good example). With that in mind, are there plans to redevelop the low-rise structures, those remodeled earlier this decade such as the Texas Culinary Institute, etc., as well as the large IBM building on the southern end of the complex? The sprawling 1-3 story structures stand in contrast to the more dense, vertical projects planned around them.

Also, I see that the Ampitheater will be situated at the northern end of the property, near Duval. Is this envisioned as a regional, big-name concert venue? With 7,000+ seats, I'm sure there are ambitious plans.

As far as I know, there are only three, low-rise structures which are intended to stick around - The building in which the Texas Culinary Institute is located, the building across the street (west) from that one, and the IBM building you mentioned; in the SE corner of the project.

And with regards to the proposed amphitheatre (capacity: 7,000), I would assume that it would try to book big acts - but I don’t know if I would refer to Endeavor’s plan as ambitious. It's going to be much smaller than Texas' other major venues: Verizon Wireless in Selma/San Antonio (capacity: 18,000), Smirnoff in Dallas (capacity: 20,100), and Cynthia Woods Mitchell in The Woodlands/Houston (capacity: 16,500). To give you a better idea, it will be more in-line with the Backyard’s Live Oak Amphitheatre, which has a capacity of 5,000.

It's a good idea and exciting, nonetheless.

Take a look at today's Austin chronicle. The cover story is a piece about finding that" perfect little 1 million dollar condo" . It is crafted as a slightly humorous tale of a hipster 30 something couple from LA (who actually are local writers for the chronical) in their search among the new towers incuding 360, Spring, and 555 / Hilton. They mistakenly show a picture of the Monarch as being Spring. The 555 part of the article is strange, It sounds like some of those units are going to be near impossible to sell at the prices asked for since the views are very bland. But the sales rep is intriguing, if the writing is accurate I can't help wondering if she still has a job, she gives the term softcell a whole new meaning! Maybe honesty is the best sales technique, but she went beyond in describing the junkyard will be part of the $ 1 million view for some time in one of the east facing units, as well as other seeming offhand remarks that would have some potential buyers bolting from the premises. The article is a somewhat gloomy look at the fact that most of the condos available will be so far from affordable, and the typical person they are meant to attract is wealthy and not a diverse mix of ethnicitys. The Chronicle has been following the downtown condo boom for a while, with objectivity but also irreverence and indifference. I think we will see more stories similar to this in the future as these condos come online.

Here's a little update on 360. I stopped by yesterday to pick up some floorplans with interior dimensions of the unit I bought. My sales rep told me that that there now remains 105 units available so about 75% of the units have been sold. He still doesn't know what businesses will occupy the retail spaces, but he did say that 2 of the spaces are for restaurants.

Also, an interesting fact is that he tells me the SW facing B3's are now selling for almost as much as the NE facing B1's (although part of that is due to the B3's being available in higher parts of the building). Regardless, kudos to those that got in on those B3's at much lower prices in the first phase of sales!

I've been wondering about the NE view, and how the Post office tower will affect the view of the capitol for those units. Definately keep that in mind when selecting a unit. On the "views" section of the 360 website you can make out Republic Square park and imagine a tower in the block North of it.

I wasn't sure if you guys saw it, but here's a rendering showing the street level views of the tower at 7th & Rio Grande. It shows Ranch 616 in the design. Rick Hardin, one of the developers of the building sent this to me. I believe this is the view of it looking down 7th Street.

The last time I got any concrete pricing, there were a couple of B3's for sale on the 34th and 35th floors for around 430-440k... This was during the first phase of sales so I'm sure that number is higher now. Basically what my sales rep told me was that they realized that they were pricing their 2bdrm corner units too low.

From what I remember from my appt during the first phase, the A9's sold like hotcakes. The B6's I believe started at around 530k. I didn't inquire about the B4's since I was only interested in corner units.
