I don't know the benefits to tenants or the city are for co-ops but hopefully they don't lock themselves into that housing model without examining the alternative affordable housing models.

Quote:
On Wednesday, Vancouver City Council approved a motion that will see the City partner with non-profit organizations to make better use of City-owned land, with a focus on building more co-op housing, a housing type that has many benefits but has seen little investment in recent decades.

In traditional rental buildings, rents are set at whatever rates the market allows, as the owners need to recoup their investment — at the very least. With the co-op housing model, the building is cooperatively owned by its residents, essentially making them both the landlord and tenant. Because the residents own the building and live in it, the profit motivation is removed and monthly "housing charges" — called so because co-ops do not fall under the Residential Tenancy Act — can be set at much lower rates — enough to cover operating costs and mortgage payments.

Good to see unexcavated land at the corner of Clark Drive -
so if TransLink wanted to, it could expropriate the land there for a 2nd stationhouse at the top of the hill.

E'burned. I don't know where the smart lady with the suitcase in the ad went, apparently it wasn't their showroom!

Another failed development apparently. Not much to be even found on the 'net just some renders on realtor Sandra Liang's page. Any idea who the developer was supposed to be? The page lists Core Concept Consulting but it doesn't seem like it was Bosa proper.

If that's 8655 Granville, it was by Buffalo Investment, who have been around since 2010, and developed the stunning Aperture on W 41st.

. Wang and Lv then turned to the B.C. courts to bar Fu from continuing the lawsuit in China, where a judge decided it was more fair, efficient and convenient to allow the parties to go ahead with the Chinese lawsuit since all parties lived in China, are fluent in Chinese and do not speak or read English and the Chinese lawsuit is at a more advanced stage, among other reason…..

So despite some forumers dissembling, this is yet another China-connected development gone belly up. The body count is rising.

Seems like the case was from back in 2016 and it just went to the Supreme Court recently?

1680 Adanac - Standpipe Troubles

https://plposweb.vancouver.ca/Public...ctId=213264923

Building Permit
https://plposweb.vancouver.ca/Public...ctId=126826241

https://web.archive.org/web/20210105...ewanalysis.pdf

Quote:
Construction of 38 rental homes at 1680 Adanac was ordered to halt in October 2023 after Vancouver Fire Rescue Services discovered a standpipe fire hose connection had not been installed. Yet, the reemergence of its building permit hints this issue may now have been resolved.

Anyone pass by 610-644 Kingsway recently?

The stores have permanently closed back in 2022, but I don't recall seeing any updates.

So basically OpenRoad buying out their landlord for the Mini dealership space. The building extends over the BMW Store space so it looks like both brands will be under one roof. Although it also shows a Rolls in the showroom!

They did some geotechnical work in 2022 and then nothing. It was owned by Bonnis.

... and Bonnis is selling off other properties.
I was wondering if it's a potential site for a taller building given the St. Viincent's proposal and the one at Kingsway & Fraser.

5019-5039 Payne St 2023 Concept - Rezoning Withdrawn

https://www.shapeyourcity.ca/5019-5039-payne-st

Quote:
The withdrawal of a proposed 14 storey building near the Joyce-Collingwood SkyTrain station would normally be pretty shocking. Yet, as provincial legislation now permits 20 floors here, it’s likely 5019-5039 Payne St will return with far more than 117 homes.
