100K sf of commercial is never happening. there is zero demand for retail or office. Maybe a convenience store.

Agreed on the commercial. Maybe if Regina hits 450,000 and there is significant improvement in the area.

The commercial buildings were supposed to go along the tracks where residential is undesirable or prohibited. I would suggest the park should go there now and free up the central space for more housing.

This will also start establishing a green belt along the tracks. Is the practice field still there?

No start of work on either the 2nd Harbour Landing School or Long Term Care facility. School road work is continuing, haven't started building road for the LTC yet. Argle school is getting 2 more classrooms.

On the subject of schools, the North joint use school is getting a lot of stone (actually brick) work on the ground floor when I was past there earlier in the week. Such a huge building it is taking a long time to do the exterior. I'll have to stop by there Monday when the wind is lower.

Some pictures of the north joint use school. The rain conveniently stopped just before I got there. I saw mention on a website earlier in the week that the new school is just 12 feet from the old one at its closest point, and it is indeed tight in one spot. Also stopped by the north Albert bridge but not much change since last time I was there.

Again, $400K+ per door for apartments is not affordable housing. What a fiasco.

Would have been far cheaper to buy an outdated apartment complex, refurbish with new insulation, energy efficient windows and heating. Something like that seems to be going on in Regent Park (not necessarily as affordable housing). The townhouses behind the Safeway have been getting updated in phases over the past few years with groups of them being fenced off.

Agreed but that does not increase the net housing supply. They just need to be practical. No bells and whistles or do-gooders utopian concepts for amenities.

If they just build simple apartments and townhouses on the cheapest land, they will get the most housing in the end.

It's not that simple anymore, especially now that the cost of materials has skyrocketed.

Windy enough today to get wind warnings on the drone controller. Seem to only get them when the wind gusts mid 30s or higher. https://www.flickr.com/photos/regina...7720325409071/

Might be something new going out at the GTH near the GTEC building. Tender up for an extension of the road 100m to the east and a land parcel entrance.

A few pics from GTH. Just need to install a railway switch and bit more rail to connect the Cargill Plant to the CN line. https://www.flickr.com/photos/regina...7720325409071/

My 2025 Tour du Regina is progressing well, I can usually cover most of the city before the spring winds end. East of the Ring Road is slower going since its about a 15 km ride to get that far.



The most thorough biking of the city was back in 2019. Its safe to say I'll never get to that level of detail ever again, which included some 4am rides of the entire Ring Road and Lewvan.

HOOPP's real estate investment arm has owned land at the GTH since 2013.

Searching Sasktenders I saw that the roadwork contract for the Long Term Care facility was awarded about a month ago, which would explain why work hadn't started out there yet this year.

Great industrial infill. We need more competition in the concrete industry. Not sure if they are to produce ready mix or some sort of prefab products.

I came across a fairly large but unobstructive paving project in the NW. Sidewalk and paving work in dozens of bays in the Sherwood Estates, Lakewood, Walsh Acres and Argyle Park areas.
