Just a few forum updates here concerning construction threads in the main section of the forum.

Because 360 Condominiums, The Monarch, and The Shore are essentially completed (exterior work), I've moved their construction threads that were formerly in the 'Projects & Construction' section of the forum, into the newly created section of the forum labeled: Completed Project Threads Archive. You can find this section listed under the 'Buildings & Architecture section of the forum.

The construction threads are arranged there under three sections according to the building's height. This new section of the forum is meant to archive our construction threads in a dedicated section of the forum, rather than allowing them to fall down the list. You can still reply to these threads and even continue to do some updates on the building such as interior photos.

Completed Supertall Projects - This section is for any building that is 1,000 feet tall or taller.

Completed Highrise Projects - This section is for any building that is 500 feet to 999 feet tall.

Completed Mid-rise Projects - This section is for any building that is 200 feet to 499 feet tall.

It's a little bit confusing at first though, since the 'highrise projects' section isn't actually labeled by that name, but it does serve that purpose. 360 Condominiums' construction thread is listed in that section. There aren't many threads there now, so you should be able to find the thread fairly easily. Just look for 'AUSTIN' at the front of the title of the thread. You can also click on the 'Thread' link at the top left, which will alphabetize the list for you.

The Monarch and The Shore construction threads are listed under 'Completed Mid-rise Projects'

21Rio, and mystery high-rise

Hey guys... The 21Rio website has been updated. Not all features are available, but there is one intriguing 'virtual' exterior tour of the building. Check out this video, and notice the 'twin tower' highrise that appears just to the east of 21 Rio. Any ideas?

Those look like two separate towers. They're very close together, but it looks like there's at least an alley between them. This would be a good project. The site now is occupied by a parking lot that straddles the alley. And it would be just 2 blocks west of Guadalupe. That dark shadow in the upper left is Dobie Center.

Ah.... thanks, between you and Priller I finally get what/where we are looking. We are looking to the Southeast. And yes, 21 Rio is on the wrong corner. I wonder if these towers are possible projects by the same developer???

Actually, I got that impression too. The video seems to 'center' itself on that project, with 21Rio off to the side. Even the ground-level shot, you'll see what appears to be that same twin tower development in the foreground. Hope to hear more about that soon.

That project looks like a Sphinx. I would say the Lion is out of the bag! Looks like a big project, however the pool is in the shady NE corner.

21rio is such a scam. they are starting their units (626 sqft) at $1750/month for the first floor, the top floor 820 sqft units will be priced at $25000/month.

at the same time other "ambitious" westcampus projects, such as jefferson 26, are only at 60% leased, and are now down to $650 a month.

can't wait to see 21rio have an epic failure at their outrageous prices...

Great shots Kevin! Ashton really looks good from that angle... further balances out the skyline. Now just wait until The Austonian starts to rise... it will dominate from that angle. A view that will become synonymous with Austin in another year or two.

Also keep in mind that the Four Seasons will be closer, and will look larger.

Of course, the W really will be about 20 feet taller than Ashton, as I am convinced that the posted info is wrong...but I digress...

I saw this at work about 3pm and was going to post it, dang you got to it first. I get to see this building go up out my window so I check the website often.

I agree that the units are very expensive, for location, I know its UT area but you can get into the Monarch at $1400 and I think Legacy is going for like $1300 and up if I remember right (I can not remember where I saw rental rates but it was somewhere) Apartmentguide.com has floor plans for Legacy listed.

Totally agree Mopacs and Priller. Ashton to me is making a much bigger statement in "real life" than all the renderings.

And I'm not saying the renderings weren't accurate.

I was at the gym yesterday and saw a music video playing on their CCTV that was filmed in downtown Austin. I couldnt see the bands name (too far away), but it was some angsty pop punk thing.

As for the low rents in West Campus - when students were leasing for this year, it was 9 months back, and these places looked like crap (parts still look like a war zone). I wouldn't have rented sight-unseen on the promise they'd be done either - I expect essentially all of these new buildings are going to have to rent at a steep discount their first year.

And from sad experience, once you miss that 6-9 month out wave of student lease signings, it gets real cut-throat. They're essentially going to have a very hard time even giving the places away until the next wave of kids is ready to sign in 6 months or so for the 2009-2010 year.
