^ Oh man, 52 stories of that window wall treatment is a tough pill to swallow. We have two towers like that in downtown LA that are quite prominent from the south view, and are an eyesore, so I feel you. On a positive note, there are a LOT of really nice-looking projects going up to distract you from that one.

^ lol you're right... I do know how lucky we are (unlike the large contingent of local UT forum whiners who hate everything ;-).
But it was so distasteful to post that Pemberton 'Social' abomination... I think I have settle my upset stomach by recapping some of my future favs that are in the pipeline (proposed/approved).
I'd be happy if half of these 'scrapers eventually emerge unscathed and built close to their render promise:
My picks to join the 200 metre to 300 metre+ club (pandemic and city planning be damned ;-):
11 Bay Street - 54 storey/269.45 metre office tower (likely has best the shot of all office tower proposals - rumoured to have a marquee tenant interested)
Union Park - 58 storey/303.26 metre tall office tower plus 2nd office tower, 2 residential towers and apark decking over the rail corridor. Likely a long wait for this one but hey it's my list.
1200 Bay Street - 87 storey/324 metres - likely a long shot but this ultra skinny design from Swiss architects Herzog & de Meuron would be fun to watch rise.
I really hope Union Bay is built as proposed. And the rest of those pics are rather solid as well.

Oh man, Peter & Adelaide would have been really nice if they used quality curtain wall or even better window wall treatment between those brick panels. The Hampton, on the other hand, is turning out quite nice.

2150 Lake Shore | 215.75m | 70s | First Capital | Allies and Morrison l pre-construction
Phase 1 of the master-planned mixed-use community (29 buildings up to 70s) designed by Allies and Morrison in Etobicoke's Humber Bay Shores area, is moving forward with its site plan application. Images below are from the submitted docs.
400 Front Street | 201.05m | 63s | State Building Group | Kirkor Architects l pre-construction
Condo, public space and retail in 63, 61 and 29 storey towers. New design images suggest Kirkor Architects are serving up their best Hariri Pontarini impression. Certainly an improvement.
32 Raglan Avenue | 95.2m | 28s | Madison Group | superkül l pre-construction
As mentioned earlier in the thread, a deal was struck in late February and the city now supports the project . A few new renderings from the resubmission.
Parliament & Co | 41.45m | 11s | Downing Street | Kohn l site prep
Live/work lofts, office and retail with an industrial warehouse aesthetic. Should be a welcome addition to Parliament Street between Queen and Shuter Streets.
It’s hard to keep track of all the mall redevelopment/mixed-use intensification proposed and underway: Sherway Gardens (45, 40, 35, 30 storeys) Yorkdale (eventual 26 buildings up to 50 storeys) Scarborough Town Centre (full build-out would see up to 15,500 residences, office, and retail) Galleria Mall u/c (nearly 3,000 residences, retail, public space)
The largest already underway - Oxford’s Square One District, a 37-tower mixed-use development in Mississauga that could eventually see 18,000 new residences (Phase 1 - 35, 37, 37, 48 and 52 storeys).
An example of full replacement of a mall with a proposed mixed-use community is Centerpoint Mall in North York (full build-out would see 22 mixed-use buildings up to 50 storeys).
The Elm & The Ledbury | 94.18m | 28s | Fitzrovia | Hariri Pontarini l u/c
250 King East | 140m | 43s | Emblem Developments | IBI Group l approved
This one was settled with the city (including smaller floor plates but an increase in height to 43s/140m, the western podium drops from 11s to 3s over the heritage properties etc). No pics of the revisions yet.
Original rendering:
The site plan application has been submitted which actually lists this at 61 storeys (plus mechanical level?). Not sure if the height has changed a bit if indeed this had a 1 storey haircut.
Concord Sky | 298.99m | 84s | Concord Adex | a—A l excavation, site prep
Just pushing some dirt around and setting up for a construction staging platform (presumably poured concrete). Many skyscraper geeks seem happy with the slow pace after developer Concord Adex picked up the project and value-engineered the KPF design to death.
208 Bloor West | 105.36m | 28s | Plaza Partners | BDP Quadrangle l pre-construction
Community meeting next week to review the “revised’ proposal… wonder if the exquisite copper detailing will survive.
Last renderings we've seen so far.
Phase 1 on the right, the 4 cranes of Phase 2 on the left.
slickpete83
They are excavating all the way to Yonge Street (on the right) and very close to the property line of the Dominion Building (top of pic), which will one day be hosting 2 (approved?) architectsAlliance mixed-use towers known as One Front. Wondering if One Front and CIBC (141 Bay) have a deal to share parking/loading access from Yonge Street.
1. One Cumberland is all about that base. Dayum. Amazing. The rest of the tower, however, is just meh. Focus group of one, obviously.
2. I really like 110 Adelaide Street East as well, though materials will make or break that one. But dig the funky and uneven articulation of the facade. It helps break up what would otherwise be a weird massing and responds creatively to the site's irregular footprint.
3. 33 Avenue Road is either going to be amazing or awful. If they use real white brick or terra cotta pavers all the way up to the mechanical penthouse (and love that they have them on the balconies!), real curved glass curtain wall, and actual bronze or brass accents along the floorplates, this will be exceptional. The greenery will never be that pronounced, but honestly, the design doesn't rely on the greenery if the materials are all top notch. If they value engineer it, it will really, really show, and will just be really bad, awkward balcony porn.

^^Talk about a dense couple of blocks. A few blocks away at 88 Isabella, Capital Developments has just filed a rezoning application for a 62 storey tower (see below).
88 Isabella l ?m l 62s l Capital Developments l Diamond Schmitt l pre-construction
751 residential units, of which 82 are rental replacement units, on-site parkland dedication and a daycare. Materials: promises include hand-laid masonry, curtain wall and punched windows for the podium. The tower features pewter-coloured anodized aluminum mega-frame on all four sides.
351 Lake Shore East | 151m | 49s | Great Gulf, Dream | SHL Architects l pre-construction
Site plan approval application has been filed for Phase 1 (the “North Block’ parcel) which is a 41 storey mixed-use building (includes 691 residential units). No new images available yet.
Early renderings.
Overbuild Park - above the rail corridor between Phases 1 and 2. The southern portion of the park (attached to Phase 1) is expected to open next month, while the northern portion of the park will be under construction with target completion in late 2024.
There will be two pedestrian bridges connecting 1. across Bay Street into Union Station and 2. across Yonge Street (to Backstage Condominiums), as well as a pedestrian laneway connecting Yonge Street and Bay Street.
Pedestrian lane between Bay and Yonge Streets.
UT Looking west: Phase 2 podium and bridge over Yonge Street
Even though I am an avid Toronto development watcher, i always discover new under construction projects on every page of this thread.
Lets hope that higher interest rates and ban on foreign buyers don't end the party now that so many great towers in are coming to market.
145 Wellington West | 234.38m | 65s | H&R REIT | Turner Fleischer l pre-construction
This one has been quiet since a resubmission in 2020… now back a bit shorter with another resubmission @ 60 storeys/206m (213m incl. mech penthouse). I like the purple palette but the puffy sleeves above grade on the podium are still there for some reason ;-). Located just north of TD Bank’s 160 Front Street West u/c @ 240m so most of those south views might not see the lake.
34-50 King East | 112.36m | 33s | Larco | a—A l pre-construction
First submitted for rezoning in May 2016.
Went to the OMB and got a settlement in May 2018. Site plan approval applications submitted in September 2017, then January 2019, then March 2021…. then January 2022. Looks like issues have been resolved and the project can move forward (check back in a couple of years ;-). The lawyers certainly have had job security.
Park Place VMC | 192m | 56s | SmartCentres | Hariri Pontarini l pre-construction
Some signature HPA design elements in the 48 and 56 storey towers with 1,100 residential units. Part of SmartCentres’ 100-acre development in the Vaughan Metroplitan Centre (VMC).
Not sure where in the Vaughan planning pipeline this Gensler-designed condo, hotel and office development is: 175 Millway Avenue | 206.1m | 64s | SmartCentres | Gensler l pre-construction
