If you work close to or in downtown, Wolseley is tough to beat.

Walking to work becomes a realistic option (I do).

If old houses or old areas are on your radar:
- Crescentwood is nice - but big old houses with big old problems.
- the soil south of the river is noticeably worse than north of the river (i.e. houses are more often crooked in River Heights and Crescentwood).
- Old St.B has noticeably worse quality of residential construction versus original City of Winnipeg areas.

That's a really interesting idea, never noticed how great that location is for a pedestrian bridge. However, I feel like there would be a poor return-on-investment. The probability of denser housing getting built in Norwood Flats is slim-to-none, that area is full of NIMBY's. And the neighbourhood as it is right now is fairly wealthy and low density, so not a lot of people who take transit.

what have we been Nimby about that bothers you? Only thing I can think of is closing Lyndale drive 100% to cars 24/7 instead of Sunday only. there alternatives like speed reducers and adding wider paths that would solve that

I agree it's low density and will continue to remain low density but I will disagree with you about Transit. Vast majority of people I live around work downtown and either walk, cycle or bus to work. many have university aged or high school aged children that would benefit from being 10 minute walk to rapid transit station to UofM.

Sorry, I should be more careful with what I say. I don't have any specific examples of NIMBY's in Norwood Flats. Glenwood is nearby and full of NIMBY's but that's a separate neighbourhood. However, I will maintain that Norwood Flats is very low density considering how close it is to downtown and there has been very little infill ever since the neighbourhood was "completed" about 80 years ago. As far as I understand, the entire neighbourhood is zoned R1, with the exception of a few properties along St. Mary's Rd.

In terms of the number of people taking transit, the 2016 Census says 72% of people in Norwood Flats drive or get a ride to work, 10% take the bus, 10% walk, and 6% bike. 10% taking the bus isn't nothing, but I would say it's pretty low considering how close the neighbourhood is to downtown.

That would be excellent. It would be a big win for connectivity, and if connected at Mulvey Ave East, it might even partially redeem the pants-on-head stupid decision to block the apartment+brewery proposal behind Mulvey Flea Market in favour of an unadorned patch of grass.

Is this really necessary though? The bus stop at Queen Elizabeth and Stradbrook, right across the Norwood Bridge (which has both wide sidewalks and a bike lane) is on the Blue Line and any future RT infrastructure will go through this area.

^ I don't even think it has to be about rapid transit. It would create a more direct connection between Norwood and the heart of the Village strip. It would also create access to greenspace for Village residents.

For me it would be allowing two neighbourhoods to access each others amenities. The desire line between Norwood and Riverview at the paddling center on Churchill Drive as soon as the river freezes is testament to interest and use i would think.

Grew up in Norwood, but east of St Mary's. Super location. Easy walk to downtown. Would have bought the house if we weren't invested in the rural one we have. Brother advised against it as the basement was framed in railroad lumber. Solid house though.

Supposedly in some basements in River Heights you can hear water running in underground streams.

Old St Vital is nice, especially the Elm Park area, or closer to the Seine along Egerton Rd.

I grew up in one of these houses. We couldn't really hear the water, but there was an underground stream that ran between our house and the neighbour which resulted in significant foundation problems for both.

I lived for 10 years in Wolseley and heartily endorse living there. Only moved out to live in a condo downtown as it was easier to manage with having a 2nd place near Kenora.

Came close to buying a house on Lipton near Wolseley 18 years ago or so. Ending up buying a place in Westdale. Talked out of it by my mom and brother. Still regret it. Didn't keep the house through my divorce anyways. Now I live rural, but miss the conveniences of the city.

^ we bought on Lipton 19 years ago, and have since moved within Wolseley.

Being in Wolseley was/is a big source of conflict with the inlaws. They grew up in the Westend and Wolseley areas of Winnipeg during the 40s and 50s and are NOT fans, to put it mildly.

Interestingly enough, I grew up in Westdale...

What about something like this for Osborne St? One lane in each direction + a parking lane + wider sidewalks. This screenshot is from Bridge St in Carleton Place, Ontario.



Much nicer than it is right now.
