I agree it's low density and will continue to remain low density but I will disagree with you about Transit. Vast majority of people I live around work downtown and either walk, cycle or bus to work. many have university aged or high school aged children that would benefit from being 10 minute walk to rapid transit station to UofM.

Sorry, I should be more careful with what I say. I don't have any specific examples of NIMBY's in Norwood Flats. Glenwood is nearby and full of NIMBY's but that's a separate neighbourhood. However, I will maintain that Norwood Flats is very low density considering how close it is to downtown and there has been very little infill ever since the neighbourhood was "completed" about 80 years ago. As far as I understand, the entire neighbourhood is zoned R1, with the exception of a few properties along St. Mary's Rd.
In terms of the number of people taking transit, the 2016 Census says 72% of people in Norwood Flats drive or get a ride to work, 10% take the bus, 10% walk, and 6% bike. 10% taking the bus isn't nothing, but I would say it's pretty low considering how close the neighbourhood is to downtown.
