^ That version would have cost a decent premium to build, meaning it would have taken writing an anchor tenant down at a decent premium rental rate, which in my view is very unlikely for one of the Fifield West Loop buildings. It's just not his model - his model is build cheap (helped by cheap west loop land) and offer the cheapest rents possible for a new construction building (or land TIF assistance for a key tenant relocation).....rather, this is the type of leading design, environmental tower that you'd see becoming reality in a location and by a developer that is more quality-focused, and not as solely cost-focused....ie this is the type of proposal you'd see in one of the remaining riverfront sites, and not in an anonymous west loop parking lot parcel (especially when proposed by Fifield!!)
