What a small world. I was just speaking with my friend from college who said she is moving back into town to work for Wolff. I didn't know they were part of the South Bank project. Is that still even a go? I thought South Bank was going to be East of Rural Rd on the north side of Rio Salado, not east of Bridgeview next to Lot 59.

Where do you see a mention of it being next to Bridgeview? It is on the NE side of Rural/Rio. As of summer 2012, SouthBank was still a go. The 17-story senior housing and 2-story commercial buildings were supposed to begin construction by year-end: http://brewaz.com/content/index_story_fr...issue_num=18&issue_date=May%2011,%202012

Unfortunately, it looks like SouthBank is one of many MIA or canceled projects that were on the table last year:
1) SouthBank- 17 story senior housing and 2 story commercial
2) The Grove- 14 story student housing adjacent to The Vue on Apache
3) Namwest- towers West of Rural on the north side of Town Lake
4) Hanover- 6 story apartments adjacent to W6
5) Rural and Terrace- 16ish story student housing with potential phase 2 tower
7) HFL #3: 10 story office building; always a longshot
8) Lofts at Hayden Ferry: 4 story apartments adjacent to HFL; not sure if this one is actually delayed yet
9) Fountainhead: office building at Broadway curve
10) Archstone: 2-4 story apartment complex on Curry/Scottsdale

This is getting out of hand. I have defended the influx of senior and low income housing going up in both downtown Phx and Tempe, but now what was supposed to house a mix of condos, market rate apartments, art galleries and a public library at midrise heights will now be a strip of cheap, lowrise senior complexes.

Tempe used to have a POV. Were the upscale condo proposals of the boom days out of touch? Maybe. But, this was a downtown on its way to becoming the urban heart of the Valley. High rise condos, mid rise lakefront apartments and offices, low rise brownstones, TOD student living, amenities toward the core like TCA and the public library branch mentioned above... It all made sense. There seemed to be a plan.

In the end, almost all development since 2006 has been student, low income or senior housing. Prime lots have been abandoned and are now being engulfed by these other projects. Why would we ever get a decent mixed use project at Ash/University with a grocer now as the demographics shift lower and lower?

There was still hope...Encore as part of a neighborhood that included the Brownstones, and eventually market rate apartments and the galleries/retail that had been originally proposed would have been fine. But, now, it's clear the developers don't have a vision for this neighborhood; it's all about the cheapest product.

Where we we supposed to have luxury highrise living at Centerpoint, more affordable midrise living at Mosaic above a grocer, a strip of low rise apartments, affordable condos and amenities serving as a transition to the neighborhoods to the west... We now have spoiled students dropping beer cans from their balconies on a strip of senior complexes.

I know I'm being way overdramatic and unrealistic. I just really thought Tempe was bouncing back last year with some of the proposals that came through. It has always been ahead of Phoenix, IMO, in having an idea of how to make a successful urban core, but I just can't help thinking they've blown it here. A landlocked city is throwing away prime land on 4story senior housing... Sigh.

There, there. It will all be ok. There is still a bunch of areas available with a lot of potential. Hopefully developers will step up to the plate and produce nice projects that add to the city. There seems to be some good proposals thus far.

I believe these projects are in fact a lot better than what you're making them seem. Encore on Farmer is a very nice and successful building and I believe the new facility they will be building will be similar. I would have loved to see all these proposals in Tempe built, but the economy couldn't handle that and that is why it crashed. I don't think development will ever get to the level that it was prior to 2008. I also don't believe Tempe is ever going to see a building larger than W6 (30 stories) for the fact that in the near future (now to 15 years) there just isn't going to be interest for a development of that kind. I am satisfied with the projects that are going in place (The Hub, Marriott, etc.) because they are development. I do believe The Hub is somewhat poorly designed on the exterior, but not absolutely terrible. The District will provide more density on the Apache corridor and Tempe already looks like an urban town.
On a bright note, look forward to these upcoming projects.....

If the State Farm campus gets built here instead of North Phoenix, Chandler, or Downtown Phoenix, it will be a HUGE economic booster for Tempe. I guarantee if it gets built you will see South Bank, Hayden Harbor, Hayden Ferry Lakeside, and Downtown Tempe boom in mid rise-high rise construction. So maybe your wishes are on the horizon...we just need a development like State Farm's to throw quality development over the top!

Does anyone know what the development at Farmers and 5TH Street is. It looks to be a 3+ story building so far made of CMU and steel. I don't know if its an addition to the current condo complex or what. I thought maybe a parking garage, but typically those are made of concrete. Anyone know? I should probably just walk my lazy ass over there, but I just thought someone may know.

Also, there is work going on at one of the retail storefronts at the Madcap Theatre. Anyone know what's going in there?

Umami, a ramen shop won a 6 Months Free Rent competition at the Brickyard's 21 East Sixth Street, formerly was occupied by Center Bistro.

From the looks of it seems that way with office of the Executive Vice President and Provost, research and administration. Plus I noticed they added the sunburst logo on it.

Savphli and Spitfire- thanks for talking me off the ledge. I had no plans for my Friday but to sit home and ponder these topics, so the unfortunate result is the following longwinded thesis. Before that, I will say I am glad to hear more activity is heading toward the Centerpoint/7th street area. It's taken a very long time for those spaces to recover after most were essentially kicked out/leases left to expire during the boom to make way for... Wait for it... Condos.

I have no problem with Encore. It was designed really well from an urbanity POV. But, I think 5 stories is the absolute minimum for height downtown. This is a landlocked city with a downtown that has a very low stock of residential. Yes, W6 will always be an outlier; but, 10-14 story mixed use apartments on the prime lots left that are built to maximize the potential for a future condo conversion if/when that market improves should be the standard. We are getting student housing with that density along College and Apache, yet the best we can do in the core is 4-story senior housing on Farmer and a likely-dead proposal for a 6-story apartment building on 5th (which lacked any retail or commercial use smack in the heart of downtown on one of the few lots left for potential towers)?

The new senior housing would have been okay further west within the neighorhoods, or maybe even toward College to provide some added diversity to what is bound to just become a true "college" avenue with ASU amenities and housing, rather than the vibrant urban corridor/extension of Mill that we all wanted. But, adjacent to Encore doesn't sit well with me. We all know the benefits of mixed use buildings - same concept applies to blocks/districts. Sure, two complexes does not a district make, but it's pretty damn close. We needed diversity on that strip... There's just no way to argue that 4-story senior housing is in any way comparable to the original plans. These plans weren't pie in the sky luxury high rises. The Farmer Arts District was an absolutely realistic project and one that was everything Tempe should be. It was bringing a variety of residential options from owner-occupied to rentals, retail to an area that is decimated by lots and garages, galleries to a downtown that lacks a true hub for its art scene and a public library branch, proving this was an area meant for permanent residents who need basic amenities and public services. Now, retail and amenities have been MIA and 2 low rise residential buildings are proposed that house people with the exact same demographics, incomes, habits, etc. We aren't going to see Farmer bustling with seniors heading south to Buffalo Exchange or Casey Moore's. The city also seemed to understand the importance of this transitional piece of property as I believe they RFP'd the land and picked FAD over several other designs.

Maybe I'd feel better if the other proposals I listed earlier had taken off. Apache is looking great and is an example of how "right" the city can get it- the perfect mix of housing options, resident demographics, heights and densities - all with mixed uses components. But, even then, we lost one of the best proposals - The Grove. The District is also flawed in terms of density and lack of retail, but I certainly won't complain much about the Apache corridor. I just can't help but think Apache is to Mill's residential development what Tempe Marketplace was to Mill's commercial and retail scene.

I am also waiting a bit before celebrating over the potential State Farm campus. I wish someone smarter than I could confirm, but it seems like an awfully large amount of space for just 4 buildings. That could mean either short, dumpy buildings or tall buildings that have little connectivity; not to mention, I would have to imagine the development will be over parked since I doubt they plan on including a residential component. I just don't know if a company's campus is what we should have lining the banks of Town Lake. All development along the lake should look like this:

Alright, I'm done now. I promise!

To summarize:
1) Variety and mixed uses, such as proposed by the original Farmer Arts District are vital to successful urban centers; utilizing an entire plot for one use, to be used by one group of people only - people who happen to be low-income and extremely unlikely to involve themselves within the urban fabric of downtown - is lame.
2) We need more dense, mixed use residential downtown; it's hapenningg elsewhere in Tempe, so why is downtown being relegated to student and low rise subsidized housing only?
3) Most of the more impressive projects seem to be dead, making the not-so-great ones all the more disappointing.
4) I hesitate to get excited over a commuter campus overtaking prime lakefront land; existing developments have already struggled with designs that activate both Rio Salado and the lakefront and promote the circulation of people and cars from Mill to the lake. We should strive for projects that attract someone strolling along the lake to interact with the built environment. Something like the UofP campus on the 10 won't accomplish this goal.

I'm a bit outta the loop...Is South Bank a go, and how much of South Bank is realistically going to be built? How many "phases" are planned? It took cityscape 7 years to build a massively scaled down version on two city blocks. We are still waiting for Hayden's Ferry development to finish all "phases" after well over a decade of waiting. I worry that I could be an old man before this stuff is built.

Two new developments seem to be in the approval process. I'll try to post the renderings tonight. One is Drury Inn plans to build a hotel near Warner and the I10 near Ikea. Seven Floors. Second, appartments are being proposed for the area near the University of Phoenix offices at Broadway and the 10, Fountainhead Corporate Center. They are four stories tall and are thankfully not Spanish/ Tucscan inspired!

New Projects/ Businesses slated for Downtown Tempe

Hey guys!
I work for Chase in downtown Tempe (and I live nearby in the Riverside/Sunset District) and was able to attend a presentation that Nancy Hormann from the Downtown Tempe Community made to our leadership yesterday. She spent a lot of time talking about the Downtown Tempe area included a discussion about projects / businesses slated to come to the area. She was quick to point out that some of the projects / potential tenants have signed lease agreements or taken out permits -although no exact construction or move in dates may yet be known. Here is a brief summary of some of the projects slated to come to Downtown Tempe- according to the Downtown Tempe Community:

- Whole Foods and an additional parking garage for the store and for Chase (University and Ash) - Her comments on this one: Now that there are several new residential projects either built or committed to the area, Whole Foods has signed a lease for that spot and will eventually close their existing location at Rural and Baseline. They were waiting until there would be approximately 10,000 housing units in the Downtown Tempe area (which she defined as Farmer on the West, College on the East, Town Lake to the North and University to the South.) I'm excited about this one- since I live in the area and there is no grocery store anywhere close to me -save for the Safeway at Rural and Broadway- although Whole Foods is dang expensive and I still wish it would be a Trader Joes
- Zipps (Sports bar- I think...) At Mill and Seventh (Where Unos used to be)
- Pita Pit - right next door to Zipps
- Milk and Honey Grocery - still slated to open at some point in West Sixth's retail area. It will be a small convenience store type of grocery
- Chick-Fill-A - Slated to take over the spot where Burger King is now on University- near CVS
- THE HUB PART II - That's Right Gang! She said that the Hub that is under construction is already over 75% leased out and that as soon as the first tower is done- they are supposed to immediately start on a second tower to the south of it- closer to the ASU Pool Complex! The second tower is supposed to hold approximately 300 units. She did not indicate how tall it might be- but I'm assuming it will be close to the height of the first tower- and I know we all hope it will be more architecturally interesting!
- Steak and Shake - yet another burger joint is moving into the location where Borders was (or at least part of that space)
- Omni Hotel and convention center- SE corner of Mill and University - where the parking lot is behind Chilis - This one she was slightly skeptical on - due to the fact that it is on ASU land- and her comment was "It may get done in my lifetime..." - but that would be GREAT if it happens soon!
- Block 12 - which we already have discussed
- The Hannover Project (I think that is what it is called?) - SW corner of Fifth and Maple- in the parking lot next to W6 - she showed a picture of a 5 -6 story condo project that looked like the ones we already have seen here on this blog. Not very exciting due to the lack of retail on the bottom floor- but at least it's bringing more residents downtown- and this project is NOT geared towards students...
- State Farm Campus - Ok, she was funny about this one- she wouldn't come right out and say "State Farm," but she laughed and said "All I'm gonna say is that they are Like a good neighbor!" She said that the complex will be home to more than 4,000 employees and will extended east from Hayden Ferry Lakeside all the way to Rural. So this is going to be quite large!
- Hayden Ferry Lakeside - Third Office Building - Is about to start construction! She did not have a picture- and I know we have discussed the differences in proposals we have seen. I hope it is very interesting since it occupies such a great spot!
- A new movie theatre - at the site of MADCAP (old Harkins) - She said this is for sure! There are TWO companies (she wouldn't say who) that were bidding to take over the MADCAP site- so she said very soon we will have a full on movie theatre downtown once again! The work being done inside the old Islands Restaurant is part of this effort to get the space ready for whichever company takes it!

She also mentioned that the Downtown Tempe Community is actively trying to get Tumble Weeds and the Salvation Army to move out of the Downtown Tempe area (and she made it sound like this may happen soon...) The hope is that this will remove a lot of the panhandling / homeless element there. I have to admit- this kinda excites me. I understand that as a city, we need to serve these people, but I would prefer to do it from some other location... like Tucson haha! Just kidding... but she didn't offer any thoughts as to where they would go- just that they wouldn't be Downtown any longer.

As for the Street Car, Nancy made it sound like it will now start at Gammage, not Southern, do the loop around Downtown- and will head east along Rio Salado to the Cubs new stadium in Mesa. So pretty much like it was going to be- but for now at least it won't go any further south than Gammage. It is supposed to be done by 2015.

I think that was pretty much it. I can't remember any other projects or updates that we haven't already talked a lot about on here. There was some other hotel she did mention that might come downtown- but I don't recall the name or where it would be. If I do- I'll mention it here. Hope this stimulates some excitement and good discussion!

Regarding the Omni/Convention Center Hotel on ASU's land south of Chili's: ASU put out an RFQ for developing a hotel/convention center on that land. Currently they have shortlisted a few firms to go into interviews and Phase II of the RFQ. This is taking longer than the original RFQ schedule, and I don't think it really means anything other than ASU giving one company the chance to develop the hotel/convention center. So, basically, things are slowly moving forward, but who knows how long it will take.

Thanks for the detailed report on what's coming soon (or not-so-soon) in Downtown Tempe. The revised streetcar route makes so much more sense than the old one. Instead of running a streetcar through the suburban neighborhoods of single family homes that line Mill south of 13th Street / Apache, we'll have something that links the new development along Rio Salado with the existing light rail line.

Great news on all those other developments:

-The streetcar route finally makes sense.

-Love that the movie theatre is coming back.

-Happy to hear about Whole Foods but would definitely prefer a Trader Joe's underneath a residential building on the vacant lot at Ash and University.

-Really wish State Farm would develop on the lots Northeast of Rural and Rio Salado. It's already been excavated and it wouldn't do away with Lot 59. It will also be bizarre to have a giant corporate complex directly next to a college football stadium...

I'm excited about this one- since I live in the area and there is no grocery store anywhere close to me -save for the Safeway at Rural and Broadway- although Whole Foods is dang expensive and I still wish it would be a Trader Joes
- Zipps (Sports bar- I think...) At Mill and Seventh (Where Unos used to be)
- Pita Pit - right next door to Zipps
- Milk and Honey Grocery - still slated to open at some point in West Sixth's retail area. It will be a small convenience store type of grocery
- Chick-Fill-A - Slated to take over the spot where Burger King is now on University- near CVS
- THE HUB PART II - That's Right Gang! She said that the Hub that is under construction is already over 75% leased out and that as soon as the first tower is done- they are supposed to immediately start on a second tower to the south of it- closer to the ASU Pool Complex! The second tower is supposed to hold approximately 300 units. She did not indicate how tall it might be- but I'm assuming it will be close to the height of the first tower- and I know we all hope it will be more architecturally interesting!
- Steak and Shake - yet another burger joint is moving into the location where Borders was (or at least part of that space)
- Omni Hotel and convention center- SE corner of Mill and University - where the parking lot is behind Chilis - This one she was slightly skeptical on - due to the fact that it is on ASU land- and her comment was "It may get done in my lifetime..." - but that would be GREAT if it happens soon!
- Block 12 - which we already have discussed
- The Hannover Project (I think that is what it is called?) - SW corner of Fifth and Maple- in the parking lot next to W6 - she showed a picture of a 5 -6 story condo project that looked like the ones we already have seen here on this blog. Not very exciting due to the lack of retail on the bottom floor- but at least it's bringing more residents downtown- and this project is NOT geared towards students...
- State Farm Campus - Ok, she was funny about this one- she wouldn't come right out and say "State Farm," but she laughed and said "All I'm gonna say is that they are Like a good neighbor!" She said that the complex will be home to more than 4,000 employees and will extended east from Hayden Ferry Lakeside all the way to Rural. So this is going to be quite large!
- Hayden Ferry Lakeside - Third Office Building - Is about to start construction! She did not have a picture- and I know we have discussed the differences in proposals we have seen. I hope it is very interesting since it occupies such a great spot!
- A new movie theatre - at the site of MADCAP (old Harkins) - She said this is for sure! There are TWO companies (she wouldn't say who) that were bidding to take over the MADCAP site- so she said very soon we will have a full on movie theatre downtown once again! The work being done inside the old Islands Restaurant is part of this effort to get the space ready for whichever company takes it!

She also mentioned that the Downtown Tempe Community is actively trying to get Tumble Weeds and the Salvation Army to move out of the Downtown Tempe area (and she made it sound like this may happen soon...) The hope is that this will remove a lot of the panhandling / homeless element there. I have to admit- this kinda excites me. I understand that as a city, we need to serve these people, but I would prefer to do it from some other location... like Tucson haha! Just kidding... but she didn't offer any thoughts as to where they would go- just that they wouldn't be Downtown any longer.

As for the Street Car, Nancy made it sound like it will now start at Gammage, not Southern, do the loop around Downtown- and will head east along Rio Salado to the Cubs new stadium in Mesa. So pretty much like it was going to be- but for now at least it won't go any further south than Gammage. It is supposed to be done by 2015.

I think that was pretty much it. I can't remember any other projects or updates that we haven't already talked a lot about on here. There was some other hotel she did mention that might come downtown- but I don't recall the name or where it would be. If I do- I'll mention it here. Hope this stimulates some excitement and good discussion!

Interesting list of projects. The tower 2 of The Hub has always been in the plans & it will be directly East of the current development. They said the height/amount of units will depend on the market at the time of construction. I highly doubt the architecture will be different>that makes no sense. On the bright side its another tall building !!! I went to the leasing office a couple weeks ago and they had told me it was 60% leased; I suppose they're now filling up fast. As for the theater, that is awesome. I notice a couple things on Mill recently:
One, the panhandlers have definitely declined since the City of Tempe had enacted that law. Thank god! It is nice to see that.
Two, there has been an increase in foot traffic recently so I wonder if that is the reason theater chains are interested in locating back on Mill. I would like to see a little bit more retail to kind of balance out all the restaurants and clubs.

As for the theater, I hope Harkins will come back and not an AMC. I can't stand AMC & Harkins is a very quality brand.

I thought we had determined that the Hanover project developers said they were going back to the drawing board to redo the design? I think it is important to have a building that is over 7 stories in height and will include retail along 6th street. That would increase the foot traffic leading up to the Marriott hotel below W6 and would be a cool spot for events. Irregardless, this lot needs to fill up with development.

Anyway, I'm still wanting to know what the construction work at Centerpoint on the NW corner of 7th st & Mill is? Someone mentioned the ASU logos on the building, but those have been there for months and are not on the building that I am talking about. I am talking about the one directly NW of 7th & Mill and is one story. I remember someone saying ASU bought more space, but is this included or is it another development?

I would love the Alamo Draft House Theater to come to Mill. I think they would fit in great.
