So looking ahead, I can see fewer schools being built. Based on last nights announcement. The much needed Edmonton Hospital is still not going to be built for at least 5 more years.
Red Deers hospital is going ahead but we will see if it goes like GPs and not get funding for fit out.
Glad I have projects in other provinces.

At an economic update yesterday where they claim that Edmonton has the 'highest % growth of working age population' in the country right now, but raw numbers are attracting about 30% of the folks coming to Alberta.

At the same event, it is very clear that concrete high-rise construction in the Downtown is not particularly viable and that the delta is 'significant' for that to change.

Base construction costs (which have risen 30% in 24months) and the rate of return on those projects. The delta is ~25% for construction to make sense in terms of rental rates and/or saleable product.
This was horses mouth from a developer building that product right now.
They were harping on the lack of effectiveness of the CMHC dollars for urban product and that Downtown Edmonton continues to struggle in terms of perception and lack of investment dollars.
Calgary is attracting 2.5 dollars to Edmonton's 1.
The bright side is that there is opportunity for growth.
