Agreed -- even just for the Rainey area, the end of 2025 (compared to today) will have the Vesper, the Modern, Paseo, the Travis, Waterline, 700 River all completed, as well as the MACC and whichever of those smaller hotels like the Cambria, etc., finally finished.

Hell, Rainey might even be free from construction for year or so at that point, at least until the Waterline phase 2 starts...

62 East hasn't broken ground yet. Also, what's Waterline phase 2? Are you referring to The Travis, phase 2 (aka, Ritz Carlton)? I believe that's been cancelled.

Waterline Phase II is the surface lot directly across from Waterline. There has been no information on Phase II, only leaked placeholders renderings from early on-and Waterline will not be completed until 2026. It’s unlikely we’ll see anything happen before then.

Update on the Ritz: The Ritz-Carlton developer is being sued by a bank for more than $10 million for missing payments related to the Nashville Ritz, and more than $5 million for a Washington D.C. project. It doesn't look good for the Ritz.

Yeah, my mention of it was thinking that Karoi/Lincoln also has that site, and plans to do something with it, although it's been fairly vague over time. Either way, they've represented the current construction as "phase 1" and stated that there's a second phase, which I think is planned for some point after construction finishes here.

That texture is a great case study in how to make major improvements in appearance with relatively small effort/cost.

And totally avoid the tin-can appearance plaguing certain other building, while using what looks like exactly the same material (image credit: Urbannizer).

^^ Agreed. From a manufacturing perspective, the angled panels involve one or two more steps. Vesper just has two unique panels that are are repositioned (giving four total options) to give the diamond effect. This is doable with one or two presses in the factory or a single press with a different fitment. Not a lot of extra cost in the long run. If they're starting with welding, the angles are more complex for the frames, sure, but it's still not that difficult unless they're doing each by hand...which I doubt.
