It varies by developer and bank they are borrowing from. The general rule, as I said above, to get construction financing is in the 70-80% range, but again, it's variable. LiUNA started 75 James because it can finance it's buildings itself and doesn't need a bank loan. Some developers have better relations with banks which lets them get financing with lower sales numbers, or sometimes projects have higher margins which give more stability with lower sales, etc.

Generally every project on that list except for Apex and Moderne are likely sold enough to get financing.

Yeah isn't it pretty common for the developer to hold onto a unit of each type as a showroom. I've also heard it's pretty common to hang onto a few as an asset. Some corporations buy a few from the developer and rent them out as party rooms, and sell them at a latter date to boost reserve funds. Not unheard of in buildings this size.

I reached out to a couple of realtors who are selling pre-con units here and asked when will construction begin. One of them got back to me saying construction is scheduled to start end of April.

Curious if Joey Coleman has anymore information since he mentioned lawyers are scheduled to meet in October 2023.

Emblem no plan for construction to start Fall of this year.

I asked them on Instagram and they said Fall 2023.

Apex hasn't been selling well because they weren't co-operating with realtors at the beginning. Maybe they are now. 160+ units sold is pretty impressive.

I do believe this is the third tower. I believe tower C sold first.

Thanks - yes, you appear to be right.. the first tower seems to have been launched in June of last year so it doesn’t line up.

Exciting times! What a transformation if all phases of this and the other developments in the block kitty corner to this one get built. Throw in the expanded Tivoli footprint, this area will be unrecognizable to anyone familiar with the last half century of local landscape.
