While I'm not a Lamb fan (that rhymes!), thankfully with the project selling well at that price point we do see an uptick in the quality and developers entering Hamilton, so we're all not cringing some current projects in even 20 years.

It's still early innings, but we're seeing some positive developments in quality. Imagine LRT, Hamilton's trending cache and some Core transformation will help cement developer demand. Hopefully some good lots will remain for the players when they show up.

For Hamilton, this Isn't bad. Materials are decent, and looks to be of the quality you would see in outer Toronto/GTA, which is actually a pretty good standard. Especially opposed to the bottom-of-the-barrel crap we and KWC typically see, where leaving the concrete exposed would probably look better than the usual plastic-like cladding builds end up with. If It's true that the cost to build here is similar to that of Toronto, then this is what I expect of most developments going forward. Nothing more, nothing less. Get it moving!

Edit: I particularly like how it interacts with the street. Better than what it was before by a long shot. It's actually somewhat inviting to have a facade that at first glance appears to be somewhat fine-grained, even if it isn't executed as well as other attempts in Toronto. This render also really shows how great the views of the lake will be, at least if the Design District doesn't fully wrap up beforehand.

I think I saw somewhere that sales are planned to start next spring.

I hate to be the downer here but this is incredibly boring and what a letdown. They are sitting at a park that will keep the building g visible for maybe the century? Idk. And they come up with this? Generations of people will sit in the park and look at this building and that’s it? Maybe we are doomed. There is just so much potential in this space and we settle.

It's a little bland, but I don't hate it. Though it will probably be like precast garbage and spandrel windows which I'll look like trash. I was just in Halifax, and Boston before that, and their new buildings are often so much more visually interesting. It's ok, I would have perfered the tower be along John although perhaps it was done like this to provide space from the Kaneff proposal to the north?

It's not horrible but I can't believe the downgrade from an interesting architectural focal point with wave like balconies and rounded edges to this box on a box

Bland yes. Horrible, no. And maybe it will actually look decent if the materials are good. I too think the podium is better in this version particularly vs. the prior two images -- it'll also make this feel more like a mid-rise, especially on the west side.

It's just disappointing the development appears to have lost any uniqueness it had.

It sure is beefy. I kind of like the podium better than the old design. I do actually agree that the first floor seems to better interface with the street. No matter the height, if the first floor is human scaled and not overbearing then it will inviting for pedestrians.
