The only differences I see are minor details; sides of the extrusions (for obvious reasons) and loss of the box near ground level.

I agree. Those larger layouts look practical. Not sure if the observatory units are that special unless your having one with a patio terrace.

Early previews began last month; sales gallery was pretty nice

There's no contextual site model; only one with 1500 West Georgia

Room dimensions are also proportionally large and usable especially for the one beds; I remember when measured in Bluebeam, the one bed living rooms were over 20' in length.

Observatory residences' great rooms are over 20'x40' (in the larger ones) with three sides of glazing

Finishes in person are pretty good as well; personally I would've preferred a honed terrazzo with larger aggregates in the bathrooms; wardrobe organizers could be more flexible

Ceiling heights are surprisingly low at 8' for residences on floors 3-15 at this price point. However, they're become 9'6" above the 16th floor which is high (and appreciated) for new development at this price point

No parking included for studios/1 beds but available at 75k (or 90k I forgot) but enough parking for every unit, no waitlists. Private garages available at 200-300k depending on size and attached internal storage dimensions

Upkeep of those properties must be so expensive, not to mention heating You basically need staff to take care of everything.

I would turn most of it into self contained rental suites to pay for all expenses, and spend the day horseback riding and grouse hunting on my vast estate.

Did Oakridge already cross that threshold?

dont forget the lease is only for 10 years and for valet only

self parking and unlimited in/out privileges are an additional cost

and here i thought the CoV passed parking bylaws that said if developer dont need to build/including parking with units, prices would go down.

Construction prices would go down, but price is a function of market demand, not construction costs.

I've seen the City policy that reduces the need for parking for rental housing, suggesting it improves the development costs so more units can be rented below market. Can you link to where they suggested it would bring the price of condos down? As FarmerHaight suggests, the price of condos is pretty much set by the market; up to now, with the exception of a couple of examples in the DTES, I'm not aware that the City have really tried to decrease the price of housing for sale (or have any effective mechanism to do so).

Reading the City's report, the elimination of parking requirements seems to be more about reducing carbon emissions than affordability.
