Is Live on The Park cancelled, or are the developer/gc just the most incompetent combo possible?

Small but funky. Really glad Sturgess is designing so much lately, this one, Steps, Avli, The Block, Glas that I know of. Hope his project on 14 st sees the light.

Fourteen-storey luxury condo planned along Elbow River

CALGARY - A unique luxury condo development planned for Calgary’s Mission neighbourhood is aiming at making an easy transition from the single-family lifestyle to highrise living.

The XII, a 12-suite, 14-storey landmark, to be built at 304 26th Avenue S.W., along the Elbow River, will feature one home per floor for 10 units and two units consisting of two floors each, the Herald has learned.

Stanley Yasin, managing partner of The XII, said construction of the project is expected to begin next spring with occupancy scheduled for the beginning of 2017.

He said units will range in size from 2,200 square feet to 3,300 square feet with prices ranging from $2.95 million to $5.8 million.

The development will also include a unique underground automated parking system.

“We spent a fair amount of time researching the marketplace and understanding what some of the other luxury buildings were offering and we came to the conclusion that this site best called for what I call a transition between single-family home living and condominium living,” said Yasin.

“By having single-level living we’re able to achieve the privacy and the comforts of a single-family home.”

Yasin said the automated parking system is a way to park cars that is safe, secure and easy. Homeowners will be able to drive their vehicles into the garage, exit the car and walk straight into the lobby, and the car will automatically drop below and essentially park itself. Prior to doing that, it will rotate so that when the car is retrieved it comes back up to the garage facing out.

Yasin said the company’s research indicated there is a strong demand in Calgary for luxury residential product.

“Once we decided that we were going to build a luxury way to live, it became obvious that we needed to create a building that called for that,” he said. “So the design was to achieve that luxury kind of living and the quality of the interiors will be very high. In fact, part of our mantra is to give our purchasers the opportunity to be able to finish the space to their liking, to their comfort.”

Architect Jeremy Sturgess said the features of the building come together to present a structure that is “light years” beyond anything currently available on the market and it will be iconic for many years to come.

“The XII is a jewel of urban elegance and will be a legacy. Residents will be living in some of the best space in Canada,” he said.

“The site is probably the last piece along the river in a set of buildings that had been building over time and creating in particular an important urban edge between the river and the single-family development to the south of the river and kind of downtown and the urban condition that really is sort of between the Elbow River and the Bow River moving northward.”

Sturgess said the site is one of the last key opportunities to do “something remarkable” there.

Other amenities include large storage spaces, high-tech and smart appliances, a full-time concierge in the lobby, digital video security surveillance, emergency backup of critical building systems in the event of power failure, large terraces, high-speed residential elevator with smart individual access control system, individually-restricted floor access, individually-controlled heating and air conditioning, and column-free living.

To customize their home, owners will have private consultations with Sturgess, interior designer Douglas Cridland and travel to Vancouver to meet with the bulthaup kitchens team.

My understanding is they are waiting for delivery of the new glass for the tower. Changing it causes lots of manufacturing delays as normally for a tower the manufacturer would have known what was needed to be made quite a while, usually a year or more, before it was to be on site. In this case its been maybe 6 months since they announced they are doing a different style of exterior.

Doesn't rule out the developer being incompetent, but it at least explains the delay somewhat.

Parkside renderings in the new condo guide. Will try to post later tonight. Adds a twist to the previously boring Waterfront design.

Starline Windows who Park hired to deliver and install there windows is delayed and over extended. Starline windows is delayed on all of the projects they are working on. I guess The Park is now going with a different window company and still on schedule for a completion of May 2015.

Looks like Statesmans project on 11th ave called the Met and Aura 2 etc. I have been told they have delayed on several other projects in Edmonton. Sounds like this Starline group is just overextended themselves on to many projects.

I still dont see the Park can be done around May/June 2015. It takes 4 months just to install the windows. They probably need 3-6 months to finish the rest construction after window being installed. I think the earliest completion should be around Aug/Sept, 2015.

The developer has a very poor reputation for not paying his sub-contractors and has a habit of getting into litigation.

Surprised by this. Didn't think this one had a good chance of getting built, but looks like it's already around 40% sold:

CALGARY - A condo has sold for $7 million in the proposed The Concord luxury residential development in Calgary’s Eau Claire district along the Bow River, the Herald has learned.

It is the fourth highest condo sale ever in the city but the highest ever on a cost per square foot basis.

Calgary realtors Wynn Alex Carr and Corinne Poffenroth of Sotheby’s International Realty Canada represented the buyer in the transaction.

“The buyer is a successful long-time Calgary business man,” said Carr, of the individual who wants to remain anonymous and wants to live in the inner-core of the city.

The Calgary buyer purchased an estate penthouse of 3,809 square feet with an 1,800-square-foot outdoor terrace. It includes a four-vehicle garage with potential to house six to eight vehicles on a lift system due to 13-foot ceilings.

In May 2012, a penthouse unit, of 5,626 square feet, in the tower of The River luxury development, along the Elbow River, sold for a record $9.5 million.

In the resale MLS market, a record was set in July when a condo in Eau Claire sold for $4.4 million.

According to the Calgary Real Estate Board, year-to-date from January to September, there have been 25 MLS condo apartment sales of $1-million or more compared with 29 for the same period a year ago. The annual record for luxury condo apartment sales took place last year with 35 transactions at that price point.

“It’s a reflection of the demographic shift in the current luxury market,” said Poffenroth. “It’s also the confidence in the short term and in the long term. This project hasn’t even been built yet . . . It’s reflecting the long-term confidence that people have in our market.”

Vancouver-based developer Concord Pacific is planning to build 218 luxury homes in two towers, including a $13-million penthouse, at 6th Street and 1st Avenue S.W. near the Peace Bridge.

The project will include a water feature in the summer and a skating rink in the winter, five-star amenities, Porsche kitchens by Poggenpohl and oversized garages as well as state-of-the-art flood protection.

The Concord’s 105-suite West Tower will be 14 storeys with construction expected to start in March 2015 and completion by the fall of 2017. The East Tower will be 17 storeys with 113 units. It will be completed six months to a year following the first tower.

Suites range from 1,060 square feet to 6,200 square feet with prices ranging from $800,000 to $13 million.

Grant Murray, vice-president of sales for Concord, said the project has 40 sales in the first tower in four months including five estate penthouse sales from $3.5 million to $7 million. There are seven penthouses in the first tower - six estate ones and the main penthouse on the top floor.

“We’re well ahead of schedule,” said Murray.

“The appetite for the sales has surprised us because we’ve sold five out of the six estate penthouses. We’re absolutely delighted . . . There’s such a demand for the high-end product.”

I'm looking for a new townhouse development (with indoor parking) in the NW part of the city (west of Deerfoot/ south of Stoney/north of 16th Ave N/ and up to the west edge of the city area) with a maximum of $300,000 for a two bed/two bath configuration, but I have been having a lot of trouble finding anything new. Does anybody have any insight or info to share?

300k for a new build 2 bed 2 bath with indoor parking is non-townhouse Condo territory these days.

The condo conversions near foothills are close to that, if you can live with a carport. All were renovated during the conversion 10 or so years ago.

Will be interesting to see how far Qualex pulls ahead again construction wise even with Park Point launching a couple months after Orchard.
