Don't you mean Wiltshire Blvd?
and I think it probably does in places.
Not the "downtown" part (Kingsway isn't built up enough, yet), but in less built up areas - it probably does resemble Kingsway.

Concord isn't "kicking them out". And it's bullshit to say it is. (Sorry off topic, That's what I meant, just to clarify)

OMG another trofirhen messup. Yes of course, Wilshire. Been down it and everything. It's age, you know ..........

Seriously, I think Wilshire Blvd is too monied, too corporate, and too sleek for Kingsway to ever cartch the feel of it.

There is the hope that if it's done right, something really sleek and cool,
a bit like a Wilshire Canyon might come about. But I doubt a real "LA" feeling.

Which is fine, as long as it looks good.

According to Vancouvermarket.ca Polygon is proposing a 35-storey tower at the base of Madison Avenue, just north of the rail tracks.

Of interest from the City of Burnaby document, a pedestrian/cyclist overpass is planned to cross the tracks connecting the base of Madison Ave with the Central Valley Greenway.

The City of Burnaby is proposing the following Amenity Program List for future benefits to the City from all the bonus density money they have been collecting:

- Metrotown: a new Performance / Events space;
- Brentwood: a new Brentwood Community Centre and Linear Public Space along Willingdon
- Edmonds: a new Edmonds Arena
- Lougheed: the replacement of Cameron Rec Centre including a pool and the replacement of the Cameron Library.

In addition, 20% of all of the bonus density money is still being pooled towards the affordable housing program.

Good to know where Burnaby is going to be spending their money because I don't really know where the City of Vancouver has been spending their CAC pool of cash.

For a "downtown" Metrotown is missing some of the cultural and entertainment facilities that Surrey seems to be planning for Whalley. Good to see that it's on the table now.

Correct me if I made a mistake but I thinks it's right.
WOW, thanks for the clarification. I can count easily half a dozen developers all in the metropolis vacinity. Wonder if they consult with each other at all?Just Beresford street itself is lined with buildings all trying to outdo each other with views. You will have neighbours looking into your living room for sure. Unless if you are rich enough to afford penthouse level.

Of interest, given Sears Canada's plans for the Metrotown store:

http://www.chainstoreage.com/article...se-development

Another article on that Sears project in Aventura, Florida.
Apparently, like Metrotown, Sears owns its store and adjacent parking lot - while the rest of the mall is under separate ownership.
Aventura, Florida isn't likely as dense as Metrotown, but you can see what is proposed
- an outdoor (keeping with Florida) lifestyle promenade and scaled back 20,000 sq ft Sears store.

Sears Holdings Corp. said today that it will convert its location in Aventura, Florida,
into an open-air development that includes dining, other retailers and a scaled-down Sears store.
The project is called Esplanade at Aventura.

Wow! If they did that at the Bay they could really revamp the whole Nelson area closer to Kingsway. Sadly the Sears seems more trapped in the middle of the mall, and the surface lot it owns is smaller. It would still be interesting to see.

On another note, does anybody know what's going on with the development between Silver and Metroplace on Beresford? It's the only one without any signage up at all yet. But I remember reading on an architect's website that it was already in design phase and was going to be called "The Leaf". Any updates on this?

This low-rise will add to the rental frontage on Dawson Street - Brentwood Town Centre's "high street".
Note that it will sit over the rail tunnel that leads to 2nd Narrows.

http://www.vancouvermarket.ca/2014/1...t-not-a-tower/

Quote:
Porte Development has submitted a rezoning application for a 46,239 SF site at the corner of Dawson Street and Madison Avenue in the Brentwood Area of Burnaby. Unlike the rest of Brentwood, this proposal is not for a tower but for a 6-storey woodframe building with retail at grade and 92 residential units above. The plan includes:
◾a total density of 2.2 FAR
◾100,828 SF of buildable SF
◾7,890 SF of CRU space
◾21 one-beds, 60 two-beds and 11 three-beds
◾178 underground parking spaces

...

The second half of the site was assembled earlier this year after the other half was bought in 2006 for a blended cost of approximately $47 per buildable SF.

Seems like a huge waste of a lot to only go 6 stories. But maybe that's all they can do with the tunnel underneath? Wish it could have gone 10-12 stories at least.

I think it's comparable to the retail mixed use building on Hastings in Burnaby's "Heights" neighbourhood.

It'll be interesting to see what Onni builds wrt retail at Gilmore Station.
