The MEC is/was slated for redevelopment, so unlikely there'd be a long term lease for that space.

I think you're confusing the MEC office HQ on Great Northern Way, which is offered for lease, with the former store on West Broadway, which will no doubt get redeveloped once there's a plan that allows a rezoning.

Ah, you're right.
I saw "lease" not "sublease" so thought of the Broadway store.
(But I guess that interpretation also depends on whether MEC owns the GNW building or leases it back from someone)

They developed it, then sold it and leased it back. They also leased their store (both the old one, and the new on W2nd)

I would like it more if the east and west facade were vertical to better match its neighbours given the close proximity.
The atrium can still have the curves.

Looks good. Does this need the same view cone relaxation Lululemon needed in their rezoning? If so it will be tougher without Lulu backing the project, but hopefully the precedent has been set with the previous relaxation.

Unconfirmed, but a friend of mine said that the new Lululemon HQ is on hold for now.

I doubt Lulu would move to a more permanent work from home solution, at least not their core workforce. Their work environment is just far too creative and collaborative for that to work well. There are some firms and some job types that will benefit from work from home, but this type of office does not strike me as one.

They'd be crazy not to build it now, even if Lulu isn't going to lease it in the long term. I doubt the City of Vancouver gives that size concession again if it's not going to be for the Lulu headquarters.

True, but they certainly might reconsider such a large consolidation. Permanent work from home doesn't work for all, but 2-3 days in the office can, which could lead to ~50% less space requirements.
