Grafitti is not the problem, its a side effect of other deeper issues.

Just for a little while, you can look at the beast of a house I've bought

I needs a fair bit of work, but my brother is equal to the task

But it means I'm committed (or should be ) now.

Hello Hamilton, Here I Come.

Committed indeed!

Congratulations and welcome!

We'll have to have a painting party to do something with that crazy big wall you'll be staring at.

Wow that baby is going to need some work! What's with the rail? Must have been multiple units in that house.

Thank you :-)

I know! Hopefully the owner will let me do something with that wall!

It's got bones, believe me!

Yup, the downstairs used to be a doctor's surgery and the upstairs is the living apartment.

We were going to look into seeing if anywhere wanted to let the downstairs as offices, however office space in Hamilton isn't hard to come by. However if anyone knows anyone who wants an office on Main, we'd be happy to renovate with their requirements in mind.

Going to whack that bush down or get rid of it? Where would you park?

Yeap, the bush must go and several flying rats... ahem... pidgeons, need to find somewhere else to live.

There are 8 parking spaces round back.

Maybe we could get some graffiti artists in to do the painting.

And maybe they can paint some pink elephants on the walls.

I have a better picture somewhere, I just can't find it for the life of me.

Here's the a few pictures I do have. My London abobe. Victorian terrace.

The angle is crap because I wanted to see the sold sign, which was when I thought I'd sold it, but it fell through Oh well.

that's a beautiful house, omro, or at least it will be. I love those half-stories on top and all that can be done with them.

those second floor balconies look so bad run-down, but so great when they're restored and done right - do you plan on keeping that as a balcony area?

Yeap, though it depends on the state of them, we didn't venture out there during the visit.

The half storey is a huge attic space with external access. Am thinking small loft apartment for visitors or a rental.

Definitely a fixer but I can see it has bones. Should look nice if you can do something about the horrid addition over the entry. Looks really tacky and almost structurally unsound. A basement office would be cool, but the market is certainly unforgiving as far as selling it goes.

Good luck

Thanks, the addition over the entry does need some work, I'll agree.

I'm not really planning to sell any time soon, I tend to buy property as a long term investment. The idea behind this property is that it's so big that I should be able to maintain it as at least a duplex. Live in one unit, rent out the other and reduce my cost of living

It's a fab building, it'll be great once it's renovated!

Congrats!! I drove by tonight and took a look at 50kmh, lol.

Be sure to send a painting party invite, I've been getting quite experienced at painting . I'm going to put you at the top of the list for Main Street property owners who are in favour of two-way conversion .

All reno is being handled by my brother until I move across, hopefully he'll get the bulk of the work done before I get out there

Two-way conversion and two-way LRT, am totally biased now!

202 JOHN Street North
HAMILTON
-------------------------------------------------

I really liked the one at 202, excellent location and price. And I still dont believe that given the conditions that is the best time to buy yet -IMHO.

There are some houses listed on MLS in hamilton that have been there for years.....
