Update on BRT

-In the final stages of the safety and security certification for BRT. A report will be submitted to the FTA, and will take 4-6 weeks for review.

-The revenue period should start mid-to-late September.

-There will be a significant media push that will begin to talk about how Birmingham Xpress can be utilized throughout the City. The first 90 days will be fare free.

-A television campaign, “Your Move,” is in final production. This is also run on radio and social media. The plan is to have it pushed out one month before the revenue start date.

there's a BRT station on 1st Ave N that has a bullet hole in the display... completely shattered. been like that for close to a month now. not sure if it was a stray bullet or if someone just decided to shoot the display panel, but either way it's pretty ridiculous. and not very encouraging if they're trying to promote ridership.

The Summit will be the site for Culinary Dropout, the first in Alabama from Fox Restaurant Concepts, offering a menu of cocktails and classic meals with a twist.

The restaurant was founded by James Beard-nominated restaurateur Sam Fox and is a sister restaurant to North Italia. It's slated for opening in late 2023 and will include live music by local bands.

Dishes include pork ribs basted in jalapeño BBQ sauce, hot wings in sweet buffalo sauce and house-made soft pretzels with provolone cheese fondue. Signature cocktails include El Matador made with añejo tequila, elderflower liqueur, ginger agave and a dash of orange bitters and Room Service with American gin, lemon, strawberry and wine.

“Culinary Dropout isn’t just a restaurant; no matter what you crave, it’s an experience – yummy food, festive drinks, local music, or just a comfortable place to relax,” said Krista Wood, vice president of leasing for Centennial, which manages The Summit. “Our team has been working hard on making this addition to The Summit a reality. We cannot wait to watch Culinary Dropout Birmingham come to life and for our customers to experience the uniqueness of the concept, firsthand.”

Fox, a recipient of the Hot Concept awards by Nation’s Restaurant News, founded Fox Restaurant Concepts in 1998 in Tucson, Arizona. Fox The company has introduced more than a dozen restaurant brands, including Flower Child, North Italia, Zinburger, Blanco Cocina + Cantina, Doughbird and The Henry.

Berkadia Report: BIRMINGHAM | New Construction & Proposed Multifamily Project

There are a handful of projects listed as "prospective" that I hadn't heard of... anyone have any info on these?

1922 2nd Avenue South (100 units) - this is the Stivers Auto address near 20 Midtown... that site better have a LOT more than 100 units planned.
Highland Avenue (50 units) - this is the old Western on Highland
Morris Avenue (100 units)
Park Haven (60 units) - this falls in the footprint of Southtown... maybe one of the first buildings in the development?

Full list shows 1,917 prospective units in or near the City Center.

Construction on one of the newest residential projects in Midtown Birmingham is nearing completion.

The Citizen, a six-story multifamily project with a total of 144 micro units is slated to be completed next month at 300 18th St. S.

The $21 million project is being developed by Golden Development Group, and Creature is serving as the architect and builder.

The property features 140 micro units and four one-bedroom loft-like units. While the micro units have 350 square feet, each unit includes a full kitchen, full bathroom, washer and dryer. According to its website, Citizen studio unit rents start at $1,150 per month.

The entire building is driven by technology and controlled by an app called Livly that allows residents to unlock their units, control the thermostat, order food delivery and ensure package pick-up, drop-off and security from their phones.

High-end, tech-enabled, residential hospitality operator Mint House will operate in a portion of the building. The company will manage 60 tech-enabled units at Citizen with flexible rental terms.

"This was an abandoned Wells Fargo drive-thru just sitting on the corner of downtown Birmingham, but it was only 15,000 square feet," said Mike Gibson, CEO and principal architect at Creature." And so, people look at that 15,000 square feet and say well, we can't do anything with it. Well, now you can, you can put a Citizen on it, and a citizen is set up to be able to be built and operate without parking."

Because Citizen is situated within walking distance to UAB and Children's of Alabama, Railroad Park and other businesses, restaurants, recreation and entertainment, the developers did not include on-site parking. Two Model 3 Teslas will be available on site for use by residents as a transportation option, and the property is located right across the start from a new Birmingham Xpress BRT bus stop.

The drive-in area in front of the building was designed to accommodate Uber, Lyft, Shipt and other rideshare and delivery services with Citizen also integrating access between these services and residents through Livly.

Citizen is in discussions with Nashville-based restaurant Ladybird Taco to occupy space on the mezzanine level of the building. The company revealed plans for its first Alabama location at Lane Parke this past June.

Developers have been busy constructing new homes across the city of Birmingham with several subdivisions presently in the works.

According to data from the Birmingham City Department of Planning, Engineering and Permits, a total of 135 permits were pulled for single-family and two-family residential buildings since the beginning of 2022.

Several of the units in the overall count also include in-fill housing in neighborhoods like Crestline, Crestwood North, Five Points South, Oak Ridge, South East Lake, Wahouma and Woodlawn.

Developers pulling multiple single-family permits include Tower Homes, BCR Development, WJHAL and Capstone Communities.

According to the data, some of the highest single-family residential activity currently occurring in Birmingham is happening in the Oxmoor neighborhood. There are two subdivisions currently underway in that area slated to develop a total of 144 homes for sale.

Oxmoor Grove, located at 111 Grove Drive, is a single-family residential community that’s expected to yield 44 homes. The Grand of Oxmoor located on Sydney Drive is expected to feature 102 homes, which are currently under development. Tower Homes is the developer behind both subdivisions and is a developer with some of the most permits pulled within Birmingham.

In addition to this area, high activity is also occurring in Belview Heights, Smithfield Estates and Overton. Two other major subdivisions underway include the Oak Hill Subdivision in Belview Heights, for which permits were pulled by BCR Development to build 33 homes, and Westchester Estates located in Smithfield Estates, for which permits were pulled by WJHAL Development to build 42 homes.

Permits for rental subdivisions have also been pulled since the start of the year including for 34 single-family units and 137 two-family units at The Cottages at Greystone. The subdivision is being developed by Capstone Communities.

Reports are that the City of Birmingham / BJCC / LiveNation are considering a proposal to bring a $50 million amphitheater downtown, in close proximity to the new Protective Stadium.

Much clearer pics in this article... also suggests the branding of "Carraway Amphitheater". Maybe that's just for the purposes of the renderings, though. I'm glad the seats would face the skyline, like Nashville's Ascend:

15:30 mark: He mentions Southern Research's new campus, and also refers to a partnership with the City of Birmingham Housing Authority and Corporate Realty to develop a master plan for a mixed-use, urban "Biotech Research Park" (sounds like it may form part of the Southtown redevelopment)

17:15 mark: UAB is now the 8th largest hospital in the US (1,207 beds)

22:50 mark: Breakdown of the project costs:

University side
$666M = $414M in new construction (9 major new construction projects, adding 992,000 SF) + $252M in major renovations (12 projects redeveloping 631,000 SF of existing space)

Medicine side
$850M = $700M in new construction (7 major construction projects - including ADDING 200 beds... putting UAB in top 5 largest) + $150M in major renovations (10 projects redeveloping 350,000 SF of existing space)

Well, this is interesting. "The Block" website (https://theblock.live/) has been back up and running for a little while now, which only slightly raised my eyebrow. But then today on Instagram, I noticed this update from Circle West Architects (@circle_west):

The design definitely has a little more refinement / detail to it (although I still don't love the massing, especially at the top). Wonder if this is actually moving forward?

Also, for those looking for context, this seems to be looking west down 2nd Ave North at the 20th St intersection... The Frank is the building on the right coming out of the page. Paramount is directly across from the new tower. The building currently undergoing renovation across from Paramount is shown as "The Politician" in this rendering.

Such an up-front payment was necessary, Corporate Realty Chief Development Officer Brian Wolfe told the council, because developers had decided to demolish Carraway Hospital all at once instead of in phases, as initially planned.

“We had contemplated more of a phased approach to demolition over time,” he said. “We’d rather not do that for a lot of leasing reasons. We’d like to continue with momentum we’ve got on the leasing side and go ahead and take care of all the demolition at one time.”

With the approval of the funding, he said, demolition of the long-vacant complex would likely be completed by spring.
