I don't agree with waiting forever for the perfect ideal proposal to fill some of these empty lots, HOWEVER, I do think some choosiness is allowed.
There has to be an in between option possible between the high density tower that relied on commercial offices to be possible (never going to happen now) and a proposal that absolutely is inappropriate for this lot.
I do believe better quality buildings are possible in this city right now, we have several being constructed in the city. The one on Broad and College is a great example.
This lot is also in a prime location for transit, as all the main transit routes are very close, it is a great location for HAF type housing. This low density option just isn't it.
