Absolutely insane. I'm curious how elementary and high schools are coping with all this growth? Or is it that these towers are mostly not being occupied by school-aged kids, blunting the impact. Also if a family can afford a million dollars for a condo, they can also send their kids for private education, so it's not necessarily a drain on the school board.

I was trying to find enrollment by year but came up unsuccessful.

Population increases but so does the tax base. The key is for all infrastructure to keep pace with the growth, in the right places, and in the right amounts. A new school recently opened in a new downtown high rise neighbourhood called City Place. I imagine others are being built elsewhere. There seems to be a steady stream of new parks, parkettes, YMCA's, health care infrastructure, etc.

Building denser is cheaper than building low density. it would be much more difficult to keep up with infrastructure if the GTA was allowed to sprawl again. Condos don't cost a million dollars in Toronto either. They are the only affordable properties to own in the GTA.

Toronto is experiencing probably the most impressive urban growth in the Western Hemisphere right now, but I'm wondering if all these residential units going online are being purchased and inhabited or if they're all being bought up by foreign investors. Can anyone give me any information? I know that in Vancouver there is a lot of controversy stemming from many empty units being owned by Chinese investors.

Foreign Investors make up about 5% to 10% of sales in Toronto from the various sources i have seen over the years.
Canadian Investors are the largest share and they either rent or hold on-top these properties as second homes.

Bulking up considerably although it's taking on a bit of a 'table top' look. Nothing that a few strategically placed 380-500m buildings can't solve.

Condominium markets in some of Canada’s biggest cities have rebounded strongly this year, and agents and analysts say the market could once again return to pre-pandemic red-hot conditions as rental demand surges and inventories evaporate.

The condo market, which had been hot for years, cooled quickly last year during the pandemic as investors fled, spooked by the exodus of renters from cities to live with families or find cheaper places elsewhere.

Short-term rental demand dried up and first-time buyers flocked to the suburbs and smaller towns to work from home.

Shrinking available supply is further boosting the condo sales market. Construction started on about 1,143 apartment and condo units in June in the Toronto metropolitan area, down over a third from a year ago and almost half the level of two years ago.

And while ongoing construction of condos was at a record 86,149 units in the second quarter, about 92 per cent of this was already pre-sold. The pullback in demand last year, combined with a dearth of land downtown, has dampened the launch of new projects, Hildebrand said.
